You should aim to have three or more bedrooms for the best resale value, and having four bedrooms is considered the gold standard. Having just two bedrooms is a functional obsolescence for larger family sizes, so a minimum of three bedrooms is ideal. Adding square footage from additional bedrooms will almost always be worthwhile, though, and can easily provide an ROI of 70%.

In most cases, no, a seller cannot negotiate after an appraisal if they signed an offer agreement. The only exception would be if there was a contingency in the offer that stated that the offer acceptance was contingent on the appraisal amount. If that’s the case, the seller can negotiate a higher sale price to match the appraised amount. If the appraised amount comes in below the sale price, both sides have to agree to negotiate, but there may be no other option since the buyer’s lender might not approve the higher amount.

Unless the buyer or seller makes the offer or offer acceptance contingent on the appraisal results, the sale will move forward unaffected if the appraisal comes back lower than the offer. This essentially means the buyer is paying more than what the home is worth, but without that contingency, both parties are locked into the deal. Some buyers may try to negotiate the purchase price down to the appraisal value, but this may not be possible if there wasn’t an appraisal contingency in the offer agreement.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.
