The lifespan of your water heater depends on the type of water. For traditional water heaters, you can expect it to last between 8 and 12 years if gas or 10 to 15 years if electric. Yes, most municipalities have codes that require water heaters to have pans. A pan is necessary when a water heater or hot water storage tank is installed in an area where water leakage could cause damage, such as an attic, second floor, or finished basement. Tankless water heaters are not required to have a pan since there is no storage tank.

If your gas water heater is over 20 years old, it should be replaced. Gas water heaters can last up to 12 years and while they can exceed this expectancy if well-maintained, a heater that's 20 years old would require replacement. The heater is unlikely to run as efficiently as a new model and could be more expensive to do so.
