Kris came out and quoted the work and then went above and beyond to ensure the work got done on time. In most cases, sanding an old deck before staining it is necessary to achieve a decent finish. However, if your goal is to make the deck look and function better, sanding first is a must. 

When building a deck, #2 grade lumber is a go-to for several reasons. It’s strong, budget-friendly, and works well for most framing and decking needs. But upgrading to #1 or Appearance Grade can give your deck that extra visual edge if you're after a cleaner, more polished look for high-visibility spots.

Pressure-treated decking may be worth it if you want a natural, insect- and rot-resistant decking material that will last for decades with proper maintenance. As such, it’s a much better option than untreated pine. Alternative wood decking materials like cedar and redwood tend to be less durable and more expensive. Some homeowners prefer composite decking, which is a low-maintenance alternative to wood but is also more costly.

Deck skirting shouldn’t touch the ground, especially if you have a wood deck, which is vulnerable to moisture. Ideally, you should leave at least 3/4 of an inch of space between the deck skirting and the ground for more ventilation. Pros also recommend that you incorporate about 1 square foot of space for ventilation for the underside of the deck to every 150 square feet of decking. Proper ventilation prevents mold growth and rot that can damage your deck.
