Small jobs welcome

"I desperately needed a basement window replaced, it was broken and the frame was falling out. J&Ms guys showed up ready to work and had a new window in a few hour installed. They also asked me how I wanted this or that done, which I appreciated greatly. We are very happy with the new windows and will likely have them back for future projects."

"Jason did an amazing job. Our bathroom was in rough shape, and we brought Jason in to completely gut and redo it. It now looks like something that belongs in a spa. He started very close to his original timeline that was laid out. We didn't have weeks go by without any progress, workers were here almost every day. He was able to accommodate some late changes and additions without an issue. The two things that always said it were his dedication to quality, and that he was just as excited to see the finished product as we were."

"Stephen was awesome to work with and his work is outstanding. We are SO happy with our new railings, they make the entire house look brand new. If you need work done in the Grand Haven/Holland area, don't hesitate to go with Northern Lights Construction. I've worked with a lot of contractors and Stephen is top notch. Highly recommend."

"Harlow Roofing & Exteriors was the right choice! Our roof was in need of repair, and once we spoke to Brandon we knew that Harlow would take good care of the job. From coordinating the dumpster to getting the right shingles, Brandon helped out with every step of the process. Even when things didn’t go exactly as planned, Brandon was patient and professional. Would give 10 stars if possible and will definitely recommend Harlow Roofing & Exteriors to others!"

Storm Shelters questions, answered by experts

The average cost of a tornado shelter is $7,520, but there is considerable variation based on the shelter's size, complexity, and type. A shelter big enough to fit 15 people may cost as much as $30,000, for example.

An underground shelter may cost more than an aboveground shelter, particularly if you need to excavate before installing it. If you already have space in a basement for an underground shelter, you'll still need to pay for waterproofing and concrete to construct it.

A storm shelter's size depends on the number of people who will use it and the types of storms it provides protection from. Tornadoes typically only last a few minutes, so you don't need to spend very long in the shelter when one passes by. You'll want a tornado shelter that's big enough to provide 5 square feet of space per person.

Hurricanes usually last much longer than tornadoes, so you may find yourself in the shelter for hours, not minutes, if you’re facing one. If you're installing a hurricane shelter, you'll need at least 7 square feet per person.

Depending on your structure, you may not need planning permission. Major excavation, anything that changes the external appearance of your home, or any construction that will affect your neighbors will need planning permission. However, no planning permission is required if you’re just converting an existing space into a root cellar.

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.

Deciding whether to buy a prebuilt fireplace kit or build one from scratch comes down to aesthetics, available space, and budget. Many homeowners like the convenience and lower cost of prebuilt options—around $1,500—versus the involved planning and construction of a larger fireplace. Another bonus: you can usually move prebuilt units. Custom projects are more common when homeowners have access to a larger budget and more area in the yard to place the fireplace.
