"Outstanding Help With Basement Water Leak Erik came to our home to evaluate a water leak that was coming through the concrete wall in our basement, and he was absolutely fantastic. He took the time to clearly explain the root cause of the problem and walked us through the proper repair options in a way that was easy to understand. What I appreciated most was his honesty and professionalism. He didn’t try to oversell anything — instead, he focused on educating us so we could make the right decision. His knowledge of basement foundations and water intrusion issues is impressive, and his recommendations gave us real confidence moving forward with the repair. If you’re dealing with any kind of basement water problem, I highly recommend Erik. It’s rare to find someone who is both highly skilled and genuinely helpful."

"I like this company and will recommend it to others. They have a straight forward communication and finished the job quickly. The only thing could been better is to match the filled holes with exiting concrete pattern so itâ s not as noticeable."

"Chris and the team were exceptional. The city marked slabs that would require fixing or replacing so I contacted Ace Mudjacking. Chris came out right away and took a look, gave me an estimate and said he could do it right away. No payment until the completed work would pass inspection. Ace Mudjacking saved me a ton of money, and Chris is just the nicest man. I highly recommend this company."

"I obtained several estimates for repairing a crack in my garage floor. The Lift and Level representative examined the garage and told me that the crack in the floor was a symptom of bigger problems with my garage foundation, and he advised me to look into that before repairing the floor. Subsequent investigations proved that his assessment was correct. (Another concrete leveling company simply gave me an estimate for repairing the floor, which would not have helped at all.) I was impressed with the representative's expertise and honesty, and grateful for his help in determining the correct solution for my problem.

"Nosh drilled small holes in areas of the driveway and used a special machine to put concrete under the slab of existing concrete to raise it up. It looks better but Nosh has high standards for himself. He was not happy with the results. He was able to see that the person who originally put the driveway in didn't use proper materials. This caused support material to wash away. There were very large spaces under the slabs that would take multiple truck loads of concrete to fill them in. Nosh did not feel right about charging for his work. He and his employee worked very hard all day but he would only allow me to pay for the materials he used. It is not very often you find someone as honest, diligent and has the high standards he has. In addition, he is very fair with what he charges."

Concrete Mudjacking questions, answered by experts

Yes, completing concrete leveling projects significantly boosts your home's resale appeal in the competitive Ann Arbor market. It addresses visible maintenance issues and safety hazards that can deter buyers. Level driveways and walkways improve curb appeal and signal a well-maintained property. In MI, where buyers are aware of freeze-thaw damage, this repair makes your home more attractive and move-in ready.

Helpful?

A new homeowner in Ann Arbor should prioritize concrete leveling for high-traffic and safety-critical areas. Start with the driveway to prevent water pooling near the garage and the front walkway to ensure visitor safety and boost curb appeal. Addressing uneven basement floors is also important in older homes to prevent water issues. These projects are best completed from late spring to early fall.

Helpful?

After concrete leveling in Ann Arbor, allow 24-48 hours before placing heavy traffic on the area. Ongoing maintenance includes spring inspections to check for new settling after freeze-thaw cycles and ensuring proper drainage away from the slab. Sealing new cracks promptly is critical to prevent water intrusion and further damage during the harsh Michigan winters. Annual inspections are recommended.

Helpful?

In Ann Arbor, concrete leveling solves issues caused by harsh winters and clay-rich soil. Freeze-thaw cycles and soil expansion create uneven surfaces, leading to tripping hazards and poor drainage. This repair method addresses settled slabs on driveways, patios, and walkways, preventing water from pooling near your home's foundation and correcting safety concerns common in the area's climate.

Helpful?

You need concrete leveling if your slabs have sunk but are structurally sound, with gaps of one to three inches. However, if the concrete is crumbling, has extensive cracking, or has sunk more than four inches, full replacement is necessary. For problems like bowing basement walls or severe window sticking in your Ann Arbor home, consult a foundation repair specialist instead.
