Mike has been my designer, general contractor and project manager for over three years. He and his team of subcontractors for all the trades and handymen have successfully completed numerous projects for me. The internal big jobs included Mike and his team remodeling my basement into a permitted apartment with an egress window, injection well system, and recessed lighting; remodeling my kitchen into a larger space, better layout and upgraded appliances, cabinets, backsplashes (e.g., switching from an electric cooktop island to a slide-in gas range and installing a peninsula); changing the location of the sliding door and a set of windows in my sunroom for better flow and sightline from the front door entry to the patio door leading to my wooded backyard; replacing the damaged one of the two HVAC systems (i.e., one for the first floor and basement and the other for the second floor); and whole house interior painting and decorative touches (accent walls, trim, etc.) The external big jobs included Mike and his team resolving the sources of severe water damage to my two-story front door entry area and installing a new door, side lites and stoop. He resolved other water problems at my house by installing upgraded, larger gutters connecting to a new underground drainage system, and re-grading a section of the backyard next to my house in order to better collect water coming onto the house and move it away from the house. The other jobs Mike and his team completed include installing decorative lighting in the front of my house and security lighting at the sides and back; installing and repairing wooden privacy fencing in my backyard; washing away years of mold, mildew and stains from the siding of my house; and installing shelving for two closets and the laundry room to increase my storage space. After years of City Renovations and Remodeling successfully improving or repairing my home, I hired the company to help me with an investment rental property. Mike completed a walk-thru assessment and report to supplement the information from the home inspector and appraiser. Through my pre-purchase consultation with Mike, I got a good idea of what it would take improve the property given my goals and budget. "I am writing to formally express my deep dissatisfaction with the recent retaining wall replacement project completed by John Krause Construction (JKC) at my property. After reading positive reviews and receiving an estimate that, although over my budget, seemed reasonable for the work involved, I made the decision to hire JKC. Unfortunately, this has proven to be a significant mistake, and I am left extremely disappointed with both the quality of work and the overall experience. Here are the main issues I encountered: 1. Unprofessional Behavior: The crew exhibited unacceptable behavior while working on my property. Not only did I witness them disposing of bodily fluids on-site, but they were also disrespectful and dismissive. when I raised concerns no response was received. I now smell urine when entering and exiting my garage. 2. Unresponsive Ownership: I have attempted to reach out to the owner multiple times to address these concerns and resolve the issues, but my messages have been met with silence. This lack of communication is incredibly frustrating and has only added to my disappointment. The owner refused to speak on the phone since the owner was made aware of the call being recorded. 3. Property Damage: During the construction process, my property was left damaged in multiple areas. This included e.g., landscaping destruction, equipment damage. Personal crew members vehicles being driven through my yard leaving deep tire marks damage. 4. Subpar Quality of Work: Despite the high cost of the project, the final result does not meet the standards outlined in the estimate or contract. No proper grading was completed. Every time it rains pools of water sits in front and behind the wall. The response received was. “we have passed all inspections.  There will be some water pooling while it is settling still. Plus the fact of the hard rain today, it will happen.” The wall has been completed for 2 months. Given the extensive problems, stress and anxiety I have faced. I do not recommend John Krause Construction."
