"Cindy is the BEST. We first reached out to Cindy seven years ago to buy our first house, because we had received a glowing recommendation from one of my best friends. Cindy offered me and my husband great advice, and helped us get a good deal on our townhouse at that time (nearly $40k off the original ask). Fast forward to present-day, we knew exactly who we wanted to work with again to sell our townhome and buy a new house. Cindy gave us helpful advice on the changes to make to sell our townhouse, and as a result, we ended up getting two competing offers. She set realistic expectations about what we would get, and that’s ultimately the price that we received when we sold the home. We also enlisted her assistance in purchasing our new house. Because of her help, we were able to secure our dream home (despite the intensely competitive marketplace), and receive a significant credit to our closing costs. She was also very responsive to our needs, and ended up dropping everything to show us houses and respond to our questions, even during the holidays. If you’re considering buying or selling your home, I would highly recommend working with Cindy. Her experience and knowledge was invaluable to us."

"Greg and his team moved my belongings, first into storage then into my new home. They worked very hard, very efficiently and with no damage to belongings or the home. In the new home, the experience was the same. We were so happy to see that none of our belongings were damaged, broken or even scratched. I would HIGHLY recommend Greg and his team for any move, large or small!"

"I ordered a washer/dryer online without realizing that the company with which I placed the order did not deliver within the home. I hired Haul Zing to bring the appliance from the curbside into the home. Some coordination was involved since I was hiring the crew to bring in an appliance that was being delivered by another company.

On the day of the washer/dryer delivery, I was in contact with Eddie, the business manager, to make him aware of the exact delivery window I had been provided by the company. When I explained what my needs were, Eddie suggested a three-man crew. When the team arrived, they got to work removing the basement door in order to bring the appliance in through the back. Just as this was being completed, the washer/dryer arrived.

Until I saw the unit, I did not appreciate just how large and heavy it was; I was glad to have the three man crew since it took the three of them about 30-40 minutes to get it into the home. I can?t express in writing just how heavy this system ended up being, but it was clearly a strain for even three men.

The total job, with the removal and replacement of the door, took about 1 hour 15 minutes. I definitely appreciate all of the hard work the crew put into bringing it into the home and would definitely recommend this service to others."

Home Staging questions, answered by experts

The average cost to stage a home is around $1,800, with most sellers paying between $800 and $2,800 for professional services. However, the total cost can vary significantly, ranging from $500-$600 for an initial consultation to $5,000 or more for comprehensive, full-home staging.

The final price depends on several factors, including the home's size, location, and condition, as well as the number of rooms being staged. Other key cost drivers include whether you need to rent furniture, the quality of the decor, the stager's experience, and the duration of the staging services. The scope of the project also plays a role, from virtual staging and simple decluttering to full-service design, which may involve repairs and maintenance.

Professional home staging services can vary between companies and properties, but the primary goal is to set up a house with aesthetic furniture and decor to entice potential buyers. Many stagers offer customizable packages, and you can often pay for additional services. Common offerings include:

  • Design and Planning: Color design, planning each room's layout, and professional interior design services.

  • Furniture and Decor: Choosing and renting furniture, decor, and artwork. This also includes the setup and takedown of all rented materials.

  • Arrangement and Organization: Rearranging existing furniture, decluttering, and organizing the space.

  • Ambiance: Creating a welcoming atmosphere with strategic lighting and accessories.

  • Repairs and Maintenance: Minor repairs, home maintenance, and addressing visible issues.

  • Curb Appeal: Improving the home's exterior with services like painting and garden bed management.

It's best to connect with a professional home stager to see what’s included in their specific packages or to request a custom service.

While LVP won’t increase home value as much as engineered hardwood, it can increase the value somewhat because it creates a warm and inviting aesthetic. It’s also durable and waterproof, so it can be appealing to homebuyers with pets and children. LVP is very low-maintenance, so that can also appeal to homebuyers who don’t want to spend a lot of time keeping up with an engineered or solid hardwood floor.

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.

It is generally better to stage a house than to leave it empty, as it can help the home sell faster and for a higher price. Staging helps potential buyers envision themselves living in the property. According to the National Association of Realtors, more than 75% of buyer’s agents report that staging makes it easier for buyers to build a connection with the home. Furthermore, a 2018 survey of over 4,200 professionally staged homes revealed that most sold for 6% to 25% more than their unstaged counterparts. Using a professional staging service can improve a buyer’s opinion of your house and may lead to higher offers.
