"We are currently happy with the basement waterproofing and remodeling that was completed! There were issues - most minor but we haven't anything to compare as this was the first-time having contractors complete basement work for us; and our home is almost 100 years old. They were flexible given unexpected issues that came about with the basement. The water proofing was done first and they did a great job. They were happy to review and resolve any remaining questions/concerns and/or issues. Jorge in the service dept. is professional, punctual and is a great representative and asset for this company."

"My basement floor was previously engineered hardwood and was ruined from water damage. Ronal had the floor removed and replaced it with tile and new quarter round to finish it off. The project was difficult: Ronal had to coordinate with other contractors in the house and I wasn't on site for any of it. His work was amazing. It exceeded my expectations and they were so fast!"

"

AES Homebuilders worked nothing short of a miracle in my home!  I hired them to remodel my basement.  They took a dark, dusty, dated space and transformed it into a contemporary, comfortable and light filled apartment.  This was a total remodel that included a tear out, an electrical heavy up, new plumbing, leveling floors, water proofing and tying in a new bathroom to existing plumbing.   The space features a bathroom, kitchenette, sitting area, two large closets, a stackable washer and dryer unit, and a bedroom.

They converted the garage into the bedroom, cutting through a cinder block wall to install a new window, pouring concrete to level the floor, and creating a new entry/foyer area where the garage door was formerly located.  They also redid the railing on my upstairs porch and designed a beautiful façade for the new entryway with window, door, sidelight and siding.   The design ties in nicely with my Georgian style brick home  My house was constructed in 1947, which means there is not a square wall or level floor in the space due to natural settlement.  When you walk into the apartment, you get the feeling you are in new brand new construction.

My installer Steve and his assistant Kim were a highlight of my day.  I could set my watch by their arrival time.  They were consistently there at 7:30, despite their commute from Baltimore to my home which is just outside of DC.  They were on the job every day until the work was completed.   They consulted with me on important decisions and when they needed to make a judgment call in my absence, it was always right on the money.  I had a very good idea what I wanted, as I had ruminated over this space for years.  Their experience and keen eye led to recommendations that I had not considered and that significantly improved the flow/design of the space.   They were very pleasant, polite and professional.  I felt very comfortable with them in my home.

AES made very good recommendations regarding companies to work with to purchase my cabinets, granite, flooring, tiles etc.  All materials were of high quality and the costs were very good because they extend their contractor discount to me.   I purchased some materials on my own as well with the help and guidance of my installer.

My experience from the beginning of my interaction with AES to the final sign off was AMAZING.  Bill my sales person and Scott the architect were very patient with me as we worked through the details, project scoping and costs.  They did not rush me in my decision making process, answered all of my questions and were quite entertaining even after hours of discussion.  These guys have worked together for a long time and it?s obvious because they are on the same page which made my experience that much easier.   Tim Munson, the owner of the company was very accessible which was impressive.   Everyone on the staff, from the women in the front office, to the sales team to the builders were a joy to work with.   This is a testament to the company and its leadership.

This project was a huge undertaking.  I was confident but nervous at the outset.  Everyone at AES put my mind at ease, and they delivered in a huge way.  I Am So Grateful to have found this company.   Throughout the project my friends would ask me how things were going and my reply was always, ?I love my contractors?!  My friends would say, Wow.  I?ve never heard anyone say THAT before.  I have several other projects that I plan to complete in preparation for my retirement and I will definitely be calling on AES!  I hope they will work with me again, especially now that they are familiar with all the quirks of my aging home.   This was not a straightforward project for even this company, by any means.

The only ?negative? experience I had working with AES, if I can call it that, was that my project was delayed in starting.  As with all contracting, start and end dates are tough to call.  As a project manager by profession, I totally get that.  My original start date was off by about 8 weeks, which was giving me a little angst by week 4.    I have to say, in spite of this, AES was ABSOLUTLEY WORTH THE WAIT!   I will wait for them again for my next endeavor if necessary.   Good contractors are hard to find.  Finding a great contractor is nothing short of a blessing.  My hat?s off to AES.

My next project will be installing a laundry room, expanding my powder room and installing new floors and granite in my kitchen.  I look forward to doing business with them again.

"While we have not done the project the team was helpful with getting things sorted out until we are ready to pull the trigger. Mike Walsh was particularly helpful and responsive. When we do the basement we will reach out to Dewar again to actually perform the work."

"I have been a real estate professional in Howard County for over 40 years, first as a realtor and then as an appraiser. In my career I must have seen conservatively over 4,000 houses. I have seen all kinds of renovations and updates to existing properties. I have seen workmanship at all levels, from DIY disasters to premier craftsmanship. I want to share with you an experience I have had with a basement renovation company called GloRem LLC (gloremllc.com). I was first involved with this company 10 years ago when the company was a new venture for the owner, Evgeny Chernousov (â Eugeneâ ). At that time, I found the company through Angieâ s List and took a chance on a young and eager contractor whose bid to remodel 3 bathrooms was competitive in the market. What a serendipitous decision that became. Eugene and his workmen, from tile experts to framers to electricians to plumbers to painters were true artisans, and Eugene was involved every step of the way. He made sure there was a minimum of construction dust and unnecessary clutter. His insistence on expert execution of every task was consistent with what I discovered to be his perfectionist personality trait. After enjoying his exceptional work on my bathrooms for a decade, it became time to both renovate my basement and add a bath. I was delighted to discover that Eugene and his company, GloRem LLC, had become a premier basement remodeling company. After asking him to see my basement and give me a bid, his pricing was still, despite his considerable success, competitive. I was delighted to discover that, a decade later, not only was his work ethic unchanged, but, in addition, Eugene has become a sophisticated version of his enthusiastic and talented younger self. His bid was detailed and easily understood with each expense described. His work, on my second encounter with him, was just as enjoyable as my firstâ ¦all work was completed ahead of schedule in impeccable fashion. I write all of this just to give any of you who are considering home renovations a heads up from a real estate professional who, in 40+ years, has truly â seen it allâ and is delighted that true quality and pride of workmanship still exists."

Basement Remodel questions, answered by experts

The time it takes to finish or remodel a basement can vary significantly, ranging from a few weeks to several months or even up to a year. On average, the construction phase can take four to eight weeks, but the total project time can extend to three or four months when including planning and permits. The timeline depends on several factors, including the basement's size, design complexity, the scope of the work, and your contractor's availability. A more detailed breakdown for an average-sized basement might include: framing (3-5 days), electrical and rough-in plumbing (3-5 days), drywall installation (5 days), flooring (2-3 days), and final touches like painting and trim (about a week). If preliminary work like installing a waterproofing system or addressing structural issues is needed, the timeline could extend to six to twelve months. Factors like difficult access, material transport, and ventilation needs can also add to the project's duration.

You should plan on waiting at least a year and ideally two to three years after construction before finishing your basement. This will give the foundation time to settle in response to the weight of your home and the expansion of the surrounding soil. You can then repair your foundation and seal any cracks as needed before finishing it to reduce your risk of future leaks or other issues.

Whether it’s more affordable to gut a house than build a new one depends on the markets where you'd be buying and selling. However, it’s usually less expensive to renovate a home than to build new construction.

Most homeowners pay between $100,000 and $200,000 for demolition and remodeling costs, whereas the average cost to build a new home is between $139,000 and $531,300.

If you’re not sure which method of raising the ceiling is best for you, here are a couple of considerations to help you make that decision. A professional ceiling company will be able to help you determine the best option for your home.

  • How long you are planning to live there: although raising the basement ceiling will increase the value of your home, if you’re planning to sell the house, then go for raising the house.

  • The condition of the foundation: to lower the floors, your foundation has to be intact whereas raising the house will allow you to restore the damaged foundation.

Yes, most general contractors require an initial down payment. A reasonable deposit is typically between 10% and 25% of the total project cost, although this can vary by project size and location. This upfront payment helps the contractor cover initial costs like materials, permits, licensing, and hiring subcontractors. The remaining balance is usually billed according to a schedule outlined in your contract, often tied to project milestones or completion dates. Be cautious of contractors who ask for a large deposit of 50% or more, as this could be a red flag for a scam.
