"My gratitude for Residential Engineering Solutions (RES) is sky high. Matt Rudy was most kind, professional and thorough in getting to the bottom of my problem. Multiple interior cracks have slowly been growing in size along the same wall in my house on both the first and second floors. It turns out the southeast corner of the two-story addition added in October, 2013, has vulnerability to a downward gravitational pull mimicking the topography of the street I live on. There is a creek at the bottom of my street which sets up a gentle but persistent downward pull toward the creek. To stop the interior wall cracks from growing the foundation under this corner of the house needs re-enforcement. More importantly, RES has given me, in writing, proof that this problem has been identified and will be resolved (soon) before I put my house on the market, whenever that may happen. Finally, after Matt toured the interior and exterior of my house, I was reminded of one of my favorite all-time movies starring Tom Hanks and Shelly Long called The Money Pit. A classic laugh-out-loud movie from the 1980s based on home renovations that never end, working with inspectors and contractors. Matt and I shared a good laugh."

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

You should avoid drilling or cutting into load-bearing beams because removing material will weaken it and increase the risk of structural damage or even collapse. If you do need to drill into a load-bearing beam, speak with a structural engineer first to discuss where it’s safest to drill and the width and depth of the bit that’s safe to use.

For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate.
