My gratitude for Residential Engineering Solutions (RES) is sky high. Matt Rudy was most kind, professional and thorough in getting to the bottom of my problem. Multiple interior cracks have slowly been growing in size along the same wall in my house on both the first and second floors. It turns out the southeast corner of the two-story addition added in October, 2013, has vulnerability to a downward gravitational pull mimicking the topography of the street I live on. There is a creek at the bottom of my street which sets up a gentle but persistent downward pull toward the creek. To stop the interior wall cracks from growing the foundation under this corner of the house needs re-enforcement. More importantly, RES has given me, in writing, proof that this problem has been identified and will be resolved (soon) before I put my house on the market, whenever that may happen. Finally, after Matt toured the interior and exterior of my house, I was reminded of one of my favorite all-time movies starring Tom Hanks and Shelly Long called The Money Pit. A classic laugh-out-loud movie from the 1980s based on home renovations that never end, working with inspectors and contractors. Matt and I shared a good laugh.

Other companies would do this job for less if you forego the written report, but RESolutions requires it. I went with them anyway because they specialize in residential work and I'm glad I did. Even though they were late getting me the report (because they were overwhelmed with business from the flooding rains we just had), I still recomend them. I doubt any other company can match their expertise.

We plan to place our home on the market soon.  Because we have a few cracks in our unfinished basement, we wanted a professional assessment to see if they were of any concern or needed any repair.  We had found one company on Angie's List under "foundation repair" & also "structural engineering".  This company sells a product/system (French drain) and claimed we needed almost $12,000 in repairs to remove water, even though we have NEVER had a water issue in our basement!  Fortunately, we didn't fall for their slick sales pitch.  Upon further search we found Residential Engineering Solutions.  They aren't selling a product/system, they just offer their professional structural engineering knowledge and make recommendations if repairs are needed.

Matt came to our house and was punctual and professional.  He examined our basement from the inside, observing and photographing the cracks, and also walked around the outside of our house.  Much to our relief, his assessment indicated that we did not have any structural issues, that the cracks were just common & appeared to date from soon after the time of construction (which was indeed when we had first noticed them).  He suggested that one crack be ground & re-pointed by a mason and, to prevent any future issues, he recommended  that we purchase gutter extensions to keep rainwater away from our foundation. His on-site visit will be followed by a written report within a day or two. 

The cost was $725, which included a surcharge due to the travel distance.  We were grateful that RES provided service to our area (Southern Maryland) because some companies do not.  It was worth every penny to have an expert, non-biased assessment done, without a slick sales pitch for a costly, unnecessary product like another "foundation expert" company tried on us!  We now have confidence and peace of mind when we place our home on the market.  Can't recommend RES enough!

Spoke on telephone, then the engineer visited the house. Spent about two hours inspecting the house and another hour writing up a report on the spot. Provided competent, professional service, answered all my questions, and resolved my fears.
