"I couldn't be happier with Joe and his crew.  From first contact and the time we met to get an estimate I could tell right off the bat he knew exactly what he was talking about, and was very professional about everything.  I met with 2 other contractors, and even though Home Facelifters wasn't the cheapest, I knew that they would get the job done right and on time.  They dealt with all of the city inspectors and dealt with pulling all the permits, they helped me pick out many of the different items for the house like the cabinets, counters, appliances, flooring, and even colors for the walls.  There were some things that I thought I wanted a certain way but Joe was always willing to try and explain why another way might be better, which I do appreciate.  The payment process was very simple, we did go over our original estimate, but he had told me upfront there was a chance we would find things behind the walls that we couldn't predict, and I was prepared to possibly go over by a certain amount so that wasn't a problem.  The work was done very quickly, and the quality of everything is great.  I will definitely be using Joe and his crew on future projects of mine.

"It went very well. The job was completed in one day and my home was left cleaner than when they arrived. I have used Vista Home Improvement for a wide variety of renovations around my house and each time they have done a terrific job. If I ever have a concern after the fact, they are quick to respond. My impression is that they don't believe the job is done until I say it's done to my satisfaction. This is why I continue to use them."

"I cannot speak highly enough of Tom and Brad Green of Colonial Restorations. We have lived in our antique house for 16 years now, and like most old homes, some of its previous repairs were good, some not so good. Tom Green worked on this house for its previous owners, and his work was, by far, the best in the house. So, we continued to use Colonial - Tom, then Tom and Brad - as we learned the ropes about caring for an old house - our first house, old or new. Over the years, they have replaced sills and posts and beams, and rebuilt parts of our loose stone foundation. Most recently, they replaced the last original posts in our basement, (one of which was a tree trunk still with bark on it), including pouring new custom footings, in advance of our finally cementing the dirt floor. The work here is never easy - nothing is level, nothing is square - but the Greens' end result has always been beautiful - strong and made to last. Their prices are fair and without hidden costs....maybe not the lowest bid you might get, but you know it's a real bid that they will stand behind. They triage projects for us, giving us an idea of what other items will likely need attention in the next few years. We're not done with this house yet....we've never won the lottery, and there's always another repair..... and plan to use them again soon. I feel confident knowing that the next owners of this house, whoever they might be, will see the quality of the work and know that we cared enough to have the right people help us with the ongoing repair and maintenance of a 275+ year old house. I am a real person, a real customer, with no ties to the company, and was more than happy to write this review."

"It was easy to schedule a service call online, but over the phone takes a long time to get thru to a customer service representative. And, after the service was requested, it has taken days to get a contracted service vendor to schedule repair of the items. And on some occasions, the contractor had to reschedule due to miscommunication between the contractor and Choice Home Warranty"

"After this horrible winter we couldn't wait to get our project going. Sturdy sold us the project a few months ago and due to the weather we had to put the project on hold. This delay did not prevent Sturdy from meeting their deadline. They hit every milestone and promise they ever made. They were close to perfect. When it was all done we were almost sad to say good bye. They were like family. We are looking to add another room to our summer home now knowing how painless the process is. Call Sturdy when you need the job done right!

"All work was done by the owner, Robert Humes, who takes great pride in his work.  He arrived on time each day, worked the whole day with only a lunch break, and made sure everything was complete.  He showed great attention to detail and wanted everything done to my satisfaction.  He gave fair estimates and stuck with them.  My house looks amazing!  You can see for yourself because it's one of the "before and after" pictures on his website!

Custom Home Builders FAQs, answered by experts

Modular homes last an average of between 50 and 75 years, and high-quality modular homes can last for 100 years with proper maintenance. For comparison, a standard home lasts 50 to 100 years and can push to 150 or longer with good maintenance. Modular homes provide better long-term value in that they are significantly more affordable and can last almost as long, but some buyers are wary of modular home longevity, so the actual value if you sell could be lower.

It usually takes around four to six months to build and install a modular home, although your timeline could go up to around eight months if there are delays in the manufacturing or permitting process. Heavy site preparation and foundation pouring can extend that timeline if you need them, as can customizations you want for your modular home. Your modular home company should be able to provide an estimate for the construction timeline before you sign any contracts or agree to any work.

One of the best ways to negotiate with a homebuilder is to forgo price reductions. Instead, negotiate over upgrades and incentives, as many builders are more willing to go down that road than to decrease their own fee. Even if they were willing to take a cut, a reputable homebuilder often knows their worth, so a willingness to negotiate could be a red flag. Beyond that, builders are typically willing to negotiate closing costs instead of offering a discount on the base price.

Above all, the downside to building a new house is a longer timeline. You need several months to finish the build, depending on the supply chain and labor availability in the meantime. Building a home compared to buying one is also more expensive, both in the building process and when it comes to mortgage rates and property taxes.

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.
