"Great, Dustin was very through in his initial inspection, he included pictures of the areas I couldn’t get to. He also pointed out a few things that needed to be addressed and offered to fix those at no charge . That’s Right- NO CHARGE!! The blown-in insulation included a pest deterrent They also put mesh in all the weep holes to seal out pests and rodents. The crew arrived timely, and they were all very professional and courteous. They cleaned up after themselves both inside and out. Amazing, awesome, professional, courteous, and VERY affordable !"

"James is a true professional in his field. First of all, he made himself available on very quick notice and was more than happy to accommodate me. He spent a great deal of time performing the inspection and really wanted us to understand his findings. We walked with him throughout the house and he made sure to explain everything in detail. He would often make recommendations on improvements and repairs. You could tell right away that he is an expert. At the end, he summarized everything that he found and was concerned about during the inspection. His official report was great and very thorough. I am so glad that I chose James and Turn Key Home Inspection! I would highly recommend using him!!"

"Mr. Lawrence sees everything—you want him in your corner. The realtor was clearly frustrated by how informed I was, thanks to the insights he gave me. Even after the sale went through, he offered valuable advice about my home. I’ve also hired him for repairs, and he could have easily charged more. In fact, he told me I didn’t need to do everything I initially asked for—he’s honest like that. He’s also completed several other fixes for me, always with the same attention to detail and integrity."

Home Inspection questions, answered by experts

Technically, you can do a home inspection yourself. Still, it is not recommended unless you or someone you know has a background in the construction trades to be able to identify any issues. A certified home inspector is trained and has the experience necessary to make a thorough and trustworthy assessment of the condition of a home. If you need a home inspection when buying and selling a home, a professional home inspector is often required.

Houses built on pier and beam foundations will be elevated off the ground, will have a crawl space, and will most likely have stairs at the main entrance. Pier and beam foundations will also have vents spaced out along the foundation to allow for airflow and moisture control in the crawl space.

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

By nature, two-prong outlets aren't grounded—but the box they run to might be, which makes them safer. The safest way to test if an outlet is grounded is to purchase a circuit tester, which cost about $20 at home improvement stores.

If you discover your outlet (or outlets) aren't grounded, know that this greatly increases your risk of personal injury and electrical fires. You may want to consider installing new three-prong ground fault circuit interrupter (GFCI) outlets. On average, the cost to install GFCI outlets is about $210 per outlet.

Homeowners can conduct basic visual inspections and cleaning, but professionals provide thorough checks that identify hidden issues safely.
