"Mr. King provides excellent customer service and great communication. He is very thorough on his work with detailed pictures and great explanation of findings. Even with the winter snow storm he communicated and rescheduled accordingly and was still able to perform a great job. He was quick and efficient in the delivery of the home inspection report as well. His company nor any company in Maysville does Radon testing. You also have to hire a pest and termite company for any pest and termite inspections just as a tip in your home buying process. I would highly recommend Mr. King again for my home inspection needs. Homeowners insurance typically does not cover knob and tube (K&T) wiring due to its outdated nature and associated fire risks. Many insurance companies require the replacement of K&T wiring to provide coverage. Policies that do cover homes with K&T wiring may come with higher premiums or specific conditions. It's important to check with your insurance provider for their requirements and coverage options.

While you can change an air filter yourself, you should have a licensed HVAC technician conduct your HVAC inspection. HVAC professionals have the knowledge, tools, and experience to investigate each part of your system, tune it up as needed, and offer you expert recommendations.

We recommend scheduling routine plumbing inspections once a year for an average house. Older homes may need more frequent inspections, while newer homes might get by with less frequent inspections—every two years. Homes with many mature tree species known for extensive root systems also benefit from more inspections, as roots are a common culprit for cracked sewer and water lines.

Asbestos can be found in many building materials, especially if the materials were installed more than 20 years ago. Asbestos-containing materials (ACM) can include:

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.
