"When we first found Jeff, my wife and I were at our wits end.  We were first time homebuyers, and we felt that searching for our first home should be fun and exiciting.   Prior to meeting Jeff, we just felt stressed out and that everyone was out to take advantage of us, or that as buyers (and not sellers) we were not their top priority.  That all changed when we initially met with Jeff.  He is very passionate about what he does, and after our first meeting with him we finally felt excited.

Jeff started with our ideal area, and worked out, which provided us with a daily report on any homes for sale in our ideal area.  Within one week we were contigent on an amzaing home in our ideal area at a fair price.  Jeff really knew the market, and got us a great price on our first home.  It was already appraised at several thousand dollars more than we purchased it for.  Further,  Jeff worked tirelessly throughout the whole process.   He was extemely responsive, and went above and beyond to keep us informed and satisfied at all times. For instance, if we had questions at 9 pm on a Sunday or any other weeknight, he would answer within a few minutes.  If you are buying a house, do yourself a favor and work with Jeff, and don't waste time with a different agent.

Last but not least,  Jeff was able to give us an extememely competitive rate on our mortgage loan.  He was far and away the least expensive option.  At one point I even went to Chase Bank to get a competing quote, and when the loan officer there heard I was working with Jeff, he said "don't waste your time i never beat that guy.""

Property Appraiser questions, answered by experts

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.
