"The square footage in our appraisal was significantly incorrect, and when I pointed it out, backed it up with evidence. the only change made was swapping out one comp ? with no explanation for how nearly 400 sq ft of over-reported space would not reduce the value. I explained he could come remeasure and that was ignored. I even provided better comps at the appraiser?s request, but those were ignored as well. My final email addressing the valuation issues was never acknowledged. It has now been nearly a week with no response. This cost me time and money, and then we had to hire a second appraiser to correct the mistakes. Truly a frustrating and unprofessional experience to work with this appraiser. "

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.
