He invited us to send information & photos of the item and got right back to us with his assessment of the sale potential, a ballpark estimate of value, and connected us to an auction business that could sell it for us. He did not charge us for his time at all. We could not be happier—he understood better than we did that we didn’t need full appraisal services and met our needs without charging us (though he certainly could have provided services that were unnecessary for our situation and charged us for them, and we wouldn’t have known the difference). Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.

Costs depend on the property size, audit complexity, and whether additional testing (e.g., blower door) is included.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.
