"I recently bought a rental property and within 3 weeks of closing I got a call from my tenant that her kitchen was flooded. I had my handyman take a look and he found that it was coming from a pipe in the foundation underneath the sink. He said a licensed plumber would have to fix it. I call pretty much every plumber in Sandpoint and they're all booked out 1-2 weeks. Nightmare scenario. I finally talk to Kris and he's got a busy schedule too but he says to me he'll stop by and take a look in between jobs the next day. He stopped by like he said and assessed the leak and said he could stop by the following day in the evening after another job and fix it. Sure enough, true to his word he fixed the leak and got my tenant's water back on. Can't recommend Kris enough. Don't know what I would've done if I hadn't found him."

A standard toilet flange should fit snugly into the outflow pipe and sit level with the subfloor. Installing a new one without first removing the old one will make it impossible to form a seal and keep the toilet bowl bolted securely in place. 

However, if you’re dealing with leakage or wobbling because you’ve installed a new type of bathroom tile (making the floor taller), you may be able to avoid fully replacing the flange by opting for a toilet flange extender. Extenders typically come in kits for easy DIY installation, fit over the existing flange, and bring the drain connection higher.

PEX pipe is safe for drinking water, though it wasn't always. PEX was introduced in European water supply systems in the 1980s, but early versions of the piping deteriorated when exposed to the higher chlorine levels in U.S. water supplies. Antioxidants were added to PEX piping to meet U.S. potable drinking water standards. Today, it’s commonly used for drinking water.

While flooding is always cause for alarm, certain situations are considered more urgent than others. If there is water pooling anywhere in your basement, it’s time to call a local emergency plumber ASAP. Standing water in your basement could be from a plumbing leak or from cracks in your foundation—either situation can go from minor to major very quickly.
