"Magdiel was truly a pleasure to work with and we are thoroughly grateful for his review of our home. I had many concerns and he looked at and addressed them all. He never made us feel rushed even though he came on a Saturday morning. He was even kind enough to suggest we not pay for the report as he didn't feel it was necessary. We would highly recommend him to anyone looking for a structural engineer."

"Highly recommend! This is the second time I hired Michael Muntean for a structural analysis of my home and recommendations for repair. My house is a long ranch-style structure built in 1990. Mr. Muntean;s first analysis focused on the flooring underneath my kitchen area, as I requested, to ensure the structure was sufficient to support my kitchen renovation plan. His second visit six years later, focused on structural repairs necessary after I'd already done a major master bath renovation on the other side of the house. Key word: after Although the contractor who came out to address the kitchen support did good work, he fell short in working on the other structural issues Mr. Muntean had pointed out under the master bath area located on the opposite side of the house. I did not notice the omissions, and it came back to haunt me after the bathroom renovation was completed last year. Lesson learned: Obtain a professional engineering analysis before you begin any work that may affect the structural integrity of your home, and make sure any contractor you hire to do the work is qualified and meets or exceeds your consultants recommendations. Without Mr. Munteans guidance, especially on this second consult, I would have paid out twice as much money on repairs recommended by a well-known foundation company without really having had the core foundation problems addressed. Mr. Munteans reports are detailed, professional and customized for you, not cookie-cutter, so it may take up to 7-10 days to receive it. During his visit he encourages you to take notes. His pricing is competitive and he has absolutely no conflict of interest because he does not do the work, and typically will not recommend contractors. He strictly represents the home owner."

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

Structural Engineering questions, answered by experts

Structural engineering projects in Lawrenceville can become more complex due to expansive clay soils, steep grades, or older homes with undocumented modifications. Properties within historic districts or those governed by HOA rules may require additional approvals. Limited site access, mature trees, or proximity to septic systems can also complicate planning and construction, so it’s important to address these factors early in your project.

Helpful?

Before starting a structural engineering project in Lawrenceville, review your property’s zoning and neighborhood restrictions, and gather detailed site measurements and photos. Prepare clear, stamped drawings that reflect Georgia’s building codes, especially for wind and seismic safety. For complex projects, schedule a pre-construction consultation with your structural engineer, and always confirm underground utility locations before any excavation to prevent costly interruptions.

Helpful?

For structural engineering projects in Lawrenceville, keep a digital level to monitor floor movement, a moisture meter for detecting water issues, and crack gauges to track wall changes. It’s also helpful to have dehumidifiers, waterproofing sealants, and gutter cleaning tools on hand. Store emergency supplies like steel brackets, tarps, and jack posts, and maintain organized records of inspections and repair work for future reference.

Helpful?

In Lawrenceville, signs like wide foundation cracks, uneven floors, or doors sticking can indicate deeper structural issues needing a professional assessment. Georgia’s shifting soils and humid climate often cause hidden damage. If you notice persistent settling, bowing walls, or plan major renovations, consult a structural engineer. Minor cosmetic flaws or small water stains usually require only basic repairs, not structural intervention.

Helpful?

When hiring a structural engineer in Lawrenceville, prioritize professionals familiar with local soil types and the area’s building code requirements. Ask about their experience with similar projects and review their portfolio for successful permit approvals in the city. Ensure they offer digital plan delivery and maintain open communication, and confirm they can address unique property features such as sloped lots or older foundations.
