"Highly recommend! This is the second time I hired Michael Muntean for a structural analysis of my home and recommendations for repair. My house is a long ranch-style structure built in 1990. Mr. Muntean;s first analysis focused on the flooring underneath my kitchen area, as I requested, to ensure the structure was sufficient to support my kitchen renovation plan. His second visit six years later, focused on structural repairs necessary after I'd already done a major master bath renovation on the other side of the house. Key word: after Although the contractor who came out to address the kitchen support did good work, he fell short in working on the other structural issues Mr. Muntean had pointed out under the master bath area located on the opposite side of the house. I did not notice the omissions, and it came back to haunt me after the bathroom renovation was completed last year. Lesson learned: Obtain a professional engineering analysis before you begin any work that may affect the structural integrity of your home, and make sure any contractor you hire to do the work is qualified and meets or exceeds your consultants recommendations. Without Mr. Munteans guidance, especially on this second consult, I would have paid out twice as much money on repairs recommended by a well-known foundation company without really having had the core foundation problems addressed. Mr. Munteans reports are detailed, professional and customized for you, not cookie-cutter, so it may take up to 7-10 days to receive it. During his visit he encourages you to take notes. His pricing is competitive and he has absolutely no conflict of interest because he does not do the work, and typically will not recommend contractors. He strictly represents the home owner."

"George helped us address the comments we received from the jurisdiction (The structural engineer we previously used for our addition was not able to address them). Very knowledgeable and professional. I would definitely recommend Runkle Consulting."

"Initial quote was great, but it took 7 return trips to get the job completed. The biggest issue was the man quoting it and the people doing the work don't seem to communicate. I had to keep calling them back and asking them to complete the job. They did not communicate well as to when they would do the work. Twice I took a day off work with the understanding they would finish the job. Once they showed up and did 20 min of work and said they had to go to the shop and would be back the next day. The other I called and asked where they were and they said they couldn't make it and would be out the next day. In the end, the work is good, but you have to stay on top of them to get the work completed."

Structural Engineering questions, answered by experts

Before starting a structural engineering project in Buford, consult a qualified structural engineer and obtain multiple contractor estimates. Apply for all necessary permits early and submit plans to your HOA if required. Notify neighbors about upcoming work, coordinate with utility companies to mark lines, and create a detailed budget with a contingency fund. Assess your home’s foundation and soil conditions to anticipate potential challenges.

Helpful?

Structural engineering projects in Buford often enhance home value and buyer appeal. Improvements like open floor plans, foundation repairs, and basement conversions add usable space and reassure buyers about long-term stability. Homes with documented structural upgrades tend to sell faster and face fewer inspection issues, especially in established neighborhoods or near Lake Lanier, offering lasting peace of mind for future homeowners.

Helpful?

Combining structural engineering work with upgrades like electrical, plumbing, or insulation in Buford can streamline your project and minimize disruption. When walls or floors are open for structural repairs, it’s efficient to update systems or improve energy efficiency. Consider coordinating flooring or lighting changes as well. Delay landscaping or exterior finishes until structural work is complete to prevent unnecessary rework or damage.

Helpful?

In Buford, structural engineering projects may involve several contractor types. Structural engineers handle load calculations and design for safety, while general contractors with structural expertise oversee project management. Foundation repair specialists address settling or waterproofing issues, and residential structural contractors focus on home additions or wall removals. For larger or multi-family buildings, commercial structural contractors ensure compliance with local codes and manage complex structural upgrades.

Helpful?

Buford homeowners should account for soil composition, as clay and sandy soils can affect foundation stability. The area’s proximity to Lake Lanier increases humidity and potential ground shifts. Many properties are on slopes, so drainage and retaining wall design are crucial. Always review HOA guidelines, coordinate with utility providers before digging, and plan around Buford’s hot summers and severe weather to avoid project setbacks.
