Quigley Inspection Services provides residential and commercial property inspections across Pinellas and Hillsborough County in Florida. Our services consist of General Home Inspections; 4-Point Insurance Inspections (Roof, Plumbing, HVAC, Electrical); Wind Mitigation Inspections; and Roof Certification Reports. We inspect all areas of the property including but not limited to: electrical, plumbing, crawl spaces, attics, water heaters, pool equipment, A/C and heater units, roofs and more. We have inspected over 10000 properties since 2006. Trust the experts!

"My husband and I utilized Quigley Inspection Services for the recent purchase of our home. After only a few short months in our home we are down to one working toilet and no working showers. The plumbing in our home is not up to code and Quigley did not catch any of these issues in their report. The valves in both of our showers are non-functioning. One valve is in such disrepair we cannot use the shower at all because it leaks into the wall. The only other shower does not have functioning hot water. The fact that they did not catch these issues is unsurprising, as the inspectors who came to our home refused to go in the crawl space, saying it was too small. This was completely false as a professional plumber we hired after moving in was able to access the crawl space without issue. The A/C also has major issues and does not circulate to the upstairs at all. Our children’s bedrooms consistently stay around 80+ degrees. Quigley did not even ensure that our front and back door worked correctly. After moving in we discovered that there was no stop plate on the front door and that the back door lock did not work at all. It would have taken a home intruder no effort to break into our home, steal our belongings, or worse. Finally, we discovered that our dishwasher had an improperly installed power source that was literally melting into the dishwashing until. If we had not replaced the dishwasher (because it leaked an enormous puddle every time it was used) myself, my husband, or my kids could have easily been electrocuted. The unit wasn’t even bolted into the countertops, if the inspector had simply slid the unit out and peered behind it they would have seen this immediately. We did speak with the owner of Quigley on the phone. During the call she apologized profusely for the poor service. Stated she would refund our inspection fee and possibly cut us a check for the damages. Neither payment never came. We have attempted to reach her multiple times via phone and text after the initial call and she has not responded in several weeks. I urge anyone looking to purchase a new home in the area to use literally any other inspector. If you value your financial health and the safety of your family, please make a better choice than we did and use an ethical company for your inspection."

"A full air analysis and moisture content analysis were done, the information was compiled into a remediation protocol. This company is very good at what they do and the protocol will serve to guide contractors to fix our issue. Very professional and courteous interactions were had with all contacts of this company. They were very thorough compared to similarly priced services and offered a more complete analysis than we could find elsewhere."

FAQs for home inspection projects in Sun City Center, FL

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
