"I want to start by saying, I was searching for a home inspector at 1 am. Once I put in a request to get a quote, I got a reply within 5 minutes with figures that were less than any other place I contacted (woohoo). Inspector came out and did a VERY thorough job!! He explained things along the way as he was inspecting. I'm SO thankful to have found this inspector! Once the inspection was complete, I received my report that same evening ????. Thank you so much Dennis Irving Home Inspection you're true quality at an affordable price ?."

"Art was the best home inspector that I've ever dealt with, and this is coming from a recently retired residential real estate appraiser/broker of 40 years. He spent over 4 hours on site, was excellent in his communication skills both during the inspection and in his follow up call to see if I had any additional questions. The report itself was thorough and turned around within 24 hours. I would highly recommend him!"

"Karl was very professional, and did an AMAZING job. It far outweighed any inspection I have had in the past. This inspection was very thorough. I was not able to be present during the inspection. Karl took as much time as needed to answer any questions I had after reviewing his report, which was very detailed with plenty of pictures. His rates are reasonable and it is veteran owned. That was a plus for me."

Home Inspection questions, answered by experts

Closing out an open building permit requires that you have your professional schedule a final inspection of the work they completed. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.

A pre-purchase home inspection isn’t mandatory, but not having one can complicate your home insurance and mortgage loan eligibility.

As long as the home inspection reveals no problems with the property’s structure, it shouldn’t be an issue buying an underpinned home. In fact, a properly underpinned property can be more stable than houses that have never had structural issues. However, you could face a higher insurance premium if the property has a history of structural problems. You should always request a structural engineer’s report before making a final decision.

It can be safe to buy or live in a house with knob and tube (K&T) wiring, but only if the system is in good condition, functional, and has been thoroughly inspected and approved by a licensed electrician. Never purchase a home with K&T wiring without getting a professional electrical inspection first.

Key considerations include:

  • Safety and Condition: An inspector will verify that the wiring is safe and has not deteriorated. Over time, the insulation can wear away, leaving exposed wires that pose a significant fire or shock hazard.

  • System Capacity: The electrical service should be at least 60 amps. However, even at this capacity, K&T systems often struggle to handle the demands of modern appliances and electronics.

  • Lack of Grounding: Knob and tube wiring is an ungrounded system, which is a safety concern for many modern devices.

  • Ongoing Maintenance: If you live in a home with K&T wiring, it's recommended to have it inspected by an electrician every one to two years to ensure it remains in safe working order.

Ultimately, any inspection or modification of a knob and tube system should always be performed by a certified professional.

Services include ash removal, chimney cleaning, gasket checks, and inspection of cracks or damage.
