"Art was the best home inspector that I've ever dealt with, and this is coming from a recently retired residential real estate appraiser/broker of 40 years. "Karl is the one you should demand for your inspection! He answers all his calls or returns them asap, is very friendly, and professionally. He actually went over the extensive report with me (female) until I understood everything and answered calls afterwards! I can't brag about him enough! From the moment I spoke with him on the phone, I knew he would do a thorough inspection. And he did. He said a report is usually around 60 pages and the inspection takes around 3 or so hours.....my report was 78 pages and took around 5 hours! He didn't get sloppy and say ef it because the price stays the same, he continued with the same quality of work he does for all of his customers. "We are in the process of selling our Villa and had a home inspection a few days ago that revealed an area of mold bloom (via the inspector) in the attic around a dryer vent.  The area of possible mold and discoloration looked like it was not new.  Since it was revealed on our current inspection which was shared with me, we needed to disclose this on our seller disclosure and remediate the problem.
I called American Cleaning and Restoration after seeing the inspection and wanted another professional opinion and quote that came from a specialist.  I spoke with Becky and she was very nice and accommodating and set me up for a quote with Tom at 12:30 the same day.  I waited an hour and was ready to cancel when I received a call from Tom apologizing for being late.  Since first impressions are really key for me, I was extremely thankful for his professionalism.  Tom came by, we talked about the inspection and he was able to identify the areas that were pointed out by the inspector.  Tom didn't identify any other areas of mold growth (keep in mind that a less professional company could have tried to take complete advantage of a consumer - but not American Cleaning and Restoration).  Remediation was set up for the next morning.
Shane arrived for the clean up and we reviewed the inspection again.  He did a double check of the area with his flashlight and identified the two targeted areas and went to work.  After about an hour he was done.  He showed me before pictures, during cleanup and post KILZ application.  The little spot looks great and I have confidence that they have stopped a small problem from becoming a bigger one.
I am able to disclose this issue on my residential seller disclosure and do it ethically knowing that I did what I could to resolve the problem.   Tom, Shane and Becky were great in helping me do it in a timely way. 
Would I use this company again if needed?  Absolutely.  They were professional, courteous and punctual.  They were also honest.  That should go without saying these days ... but it doesn't happen all the time.
Thanks guys for helping me keep my faith in good independent contractors and companies.  I very much appreciate how you helped us today.

"Jeff was great! We hired Spanos Environmental for a pre-purchase mold test/inspection of a condo. We just wanted to ensure that there wasn't any mold present in the walls, etc. Jeff conducted the inspection that included taking some samples that will be sent to a lab for testing."
