Best Home Inspection LLC

We needed a home inspection done prior to buying. I was in SC when he did the inspection. My sweet husband was at the house, but my husband never asks questions and believes everything someone tells him.. When Mr. Bell came, he did not even bring a ladder to look at the roof nor a drone for observation like his ad says. There was a BIG problem on our roof. We have a two story house that has a stairway to get upstairs with the garage downstairs. There is a 24 foot walkway that opens onto a very large porch, 16x32, that goes across the back of our house. Where the walkway roof and the upstairs porch roof meet the house roof were never flashed or fixed. Therefore every time it rains, rain comes through where they connect to the house, and it pours on the walkway and the porch right at the eave of the house. Also, he did not bring a ladder to get in the attic to check anything, but he borrowed our short step ladder and stuck his head up the hatch in the ceiling. He said there were no hurricane wraps/straps, but later, we discovered there are hurricane straps. Doing a house inspection without a ladder is like going to a gunfight without the gun. Also, there were several rotten boards near the ground he did not put in the report, but they were obviously rotten just looking at them and had carpenter ants in them. There was a stream of ants going in and out. On the wind mitigation report, Bell marked OTHER for our roof shape, but our roofer said we have a hip roof. After he told me it was hip, I walked far enough down our lot to get a good look, and it is a hip roof. I still love this house, but we could have gotten a better price for the house if he had done a better job and not missed so much. As far as price, he overcharged us from what his ad showed. I went back and looked to see what he charged, and it was different.

He showed up on time, did a through job, and payment was easy.

He provided valuable information regarding the health and how to maintain my home, which was above and beyond the expected scope of our contract. The home had a few issues and he was sure to point them out to me so I can get a rough idea of what kind of repairs I will be expecting to do in the near future. He gave me recommendations on what I can do to help the house stay maintained longer. His inspection report came early morning next day, under a 24 hour turnaround time, which was great since I needed the 4 point inspection for insurance purposes. Would recommend him to friends and family and would use again.

Greg was very gruff from the second that I walked up, along with our realtor and my girlfriend, and did not greet us, introduce himself, or shake our hands. After he opened with, "I hope you plan to tear this down, because that's about all it's good for," my realtor introduced herself and stuck out her hand to him. While I am thankful that he pointed out the extensive termite damage, he did not seem to care much about talking me through the rest of his findings. When I asked him, "Is there anything else we should know about [other than the termite damage]?" he responded curtly with, "Do you need to know anything else?" I definitely did not expect this complete lack of "bedside manner" based on the other Angie's List reviews. I felt as if we were all being talked down to the entire time we interacted with Greg, and I was made to feel as if I was an idiot for considering purchasing that house. As far as I know, Best Home Inspection makes as much money from inspecting a house in poor condition, as they do a house in perfect condition, and the customers should be treated as much. In the end, I ended up cancelling the contract on that house due to the growing list of major issues found during Greg's inspection, and an additional inspection by Massey. The negativity I experienced with Best Home Inspection was very clearly contrasted with the AMAZING service I received from Mike at Enquest Inspection Services, during an inspection on a different house a week or so later. I would 100% recommend Enquest Inspection Services, and would never recommend Best Home Inspection to anyone. (I've listed "Quality" as a C-rating, because the inspection report was thorough, especially in relation to the quick, gruff inspection summary we received in person.)

Greg did a fantastic job!! The inspection was done on a Friday and by 6:30am the next day my report was available. It was thorough and included things I would have never thought to consider. He was also available via email explain any questions I had about things within the report. It was an easy and wonderful experience. It was probably the least stressful part of buying the home!

Very well. We were unable to arrive at 9a when he started the inspection but he was able to start without us. We arrived about 1hr later. He finished the inspection about 15 or so minutes afterward. He was able to answer all of our questions, explain things we didn't understand as first time buyers and very knowledgeable. His inspection also came with a recall check for appliances and warranty for the inspection. I would highly recommend him to anyone needing an inspection to purchase a home. 

We plan to sell our home and downsize in the next 3 years so wanted to know what an inspector would site when a potential buyer comes into play. We got exactly the information (and more) from Best Home Inspection. Now we know upfront what needs attention so we can take care everything prior to listing the house (no surprises!). Greg Bell arrived on time, was most cordial and professional. He began right away taking pictures and inspecting the house from top to bottom, taking lots of pictures and measurements. It took about an hour and a half and when finished we reviewed all findings on his notepad. He found things I would never have thought of, answered all of my questions and provided information about handy ways to fix the minor findings (also gave me a nice book detailing home inspection topics…handy for the future when considering buying another home). The next morning I received via email a login and password to my account with a link to the excellent, detailed inspection report (downloadable as a pdf file for future reference). I highly recommend Best Home Inspections!

We were very pleased with of having Greg Bell as our general home inspector. He is extremely professional and very detail oriented in his work. We received a 36 page report the next morning (on Saturday none-the-less). He took his time and went over everything with us before he left the property. His inspection report was easy to follow and understand. We highly recommended his services.

Greg arrived on time, was very thorough in inspecting our home and its systems, inside and outside. He was very professional but at the same time an amiable guy. He allowed my husband to observe and explain his findings. He also told us how to fix a few minor things that he found. At the end of the inspection, we were given an option to obtain a reasonably priced 18 month home warranty. We were emailed a complete report with pictures later in the evening.
