"Rick was very professional. He wore his mask when appropriate and always asked permission to proceed with the next step. He was careful to explain concepts and features of mold inspection in a way that was easy to understand. There is some work to be done to correct issues that may or may not be related to Rick's inspection but he was helpful in identifying potential hazards and/or repairs that will help with air circulation and venting. We found him very confident and precise with his inspection and look forward to a positive outcome on the report!"

"Along with the report, Pascal provided key information to look out for and be aware of as I move forward in my home renovation. I have no experience around asbestos, it was very helpful information in order to not overlook possibly dangerous material."

"Undoubtedly my best experience by way of the HomeAdvisor platform. Prompt, efficient, courteous, respectful and kind. Jerome and his team seriously out performed other companies I have used before, second to none. Rarely do you ever tell your friends about the home inspector you used - if only because it's a once every few years experience. However, because of how professional they were, I have already referred the Action Home Inspection Services team to several real estate professionals and a few friends and family members. It's the team you need on your side when you are needing to get your home inspected. PS. No need to ask them to wear a mask, take precaution or tidy up after themselves when they inspect your home. Those actions alone were reassuring to my family."

Home Inspection questions, answered by experts

A mold inspection costs an average of $660, with a typical range between $300 and $1,025. However, costs can be as low as $150 or as high as $2,800 depending on several factors. These include the size of your home, the type of mold, the extent and accessibility of the affected area, your location, and the number and type of samples required. Hard-to-reach areas like air ducts, crawl spaces, and wall cavities can increase the cost. Specific tests have different prices; for example, swab testing typically costs $200 to $300 per area, while more extensive air testing can range from $250 to $700. A thorough inspection is crucial for determining the scope of the problem and identifying the best remediation method.

A pass/fail home inspection is a type of inspection that a buyer pays for with the understanding that the results will not allow for renegotiation. It’s most common in situations where the buyer waives a home inspection contingency to get their offer accepted when there’s a lot of competition for the home. The buyer will accept the house as-is without requesting repairs or renovations to fix potential issues, or they will consider the inspection a fail and will back out of the deal, losing out on the cost of the home inspection.

At a minimum, landlords typically perform an apartment home inspection before tenants move in and after they move out. Most lease agreements include a “right to entry” clause allowing for “inspection by the landlord.” They do this to check for damage, identify repairs and maintenance needs, and ensure tenants are following property rules.

Routine inspections are normal for rental properties. The frequency is up to the landlord. Some property owners only want to check the apartment annually. Others may take a look every three to six months. State laws vary, but more frequent visits may violate a tenant’s “covenant of quiet enjoyment.” This refers to the resident’s right to enjoy relative privacy and freedom from unreasonable disturbances.

You can call a professional septic company to inspect your tank and leach field if you suspect too much weight has been on it. An inspection is a good idea if you recently purchased the home and the septic system isn’t working like you expected. The professionals can determine whether a previous owner damaged it by placing too much weight on it.
