I don’t focus on easy sales like most money-minded agents do. I am different in that I have an “owner mentality,” aligning myself with my clients and strategically thinking of different outcomes so as to pick the one that works to the best interest of my clients. I am realistic, and I never over promise.

"Lucas was very easy to communicate with and offered his professional
knowledge when needed. Always polite and punctual with approaching matters in
detailed manner. He always places our concerns before himself and honestly
tries his best to conduct our real estate matter in best of our interest only.
Our premises was professionally photographed and well presented on MLS. We had tremendous
inflow of showings of our property with great number of offers including over
ask conditions. However, we couldn't find a property that we like due to the
supply constraint within the area we were seeking to move into. Therefore, we
had to cancel the sale of our property and Lucas kindly understood our current
circumstances with no pressure of any kind nor anything in return. He truly cared for our decisions
with utmost respect and professionalism. Based on our experience, he always seems
care and does more towards his clients before himself; we will recommend his service
by all means to anyone. He's great person!

Property Appraiser questions, answered by experts

Costs depend on the property size, audit complexity, and whether additional testing (e.g., blower door) is included.

Your home insurance company may allow you to use an appraisal instead of an inspection when you apply for coverage. Keep in mind that despite this, an appraisal is far less detailed than the different types of home inspections available and may not reveal potential risks that you’ll want to know about.

Appraisals are not mandatory but are helpful for pricing accuracy and negotiation purposes.

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. They’ll factor in the type of windows, quality, condition, whether or not there are screens covering the windows, frame materials, size, insulation, and more to come up with an unbiased property assessment.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.
