"Excellent work. Very happy with the texture on the ceiling. They were on time, kept me updated with e-mails and had my total lanai ceiling done in about 3 hours from start to finish. Very capable and professional. I would highly recommend. Thank you S.W. Florida drywall!"

"Everything was fabulous. Dave was very responsive to every question and concern. Pete and his crew were professional and courteous, not to mention great painters. I love the way my project came out--better than I had hoped (and I had high expectations). I could have hired another company, but the customer service at Certa Pro blew me away and completely instilled confidence that I would get exactly what I wanted. The whole neighborhood is admiring a great job done! I just found out that they pressure wash roofs, and mine desperately needs that done. I will be calling them next week to schedule. I know I can count on you, Certa Pro of SW Florida."

"Our Condo Building has 30 apartments and is located in Fort Myers in a gated golf community. I am a Board member on our Condo Association Board. The 9 Ground Floor apartments were flooded as a result of Hurricane Ian. The Condo Association engaged Estero Island Restoration & Design to do the following work in all 9 Apartments: + Install 4 feet of sheetrock/durorock + Install insulation for all exterior walls + Apply knockdown texture to sheetrock + Replace all electrical outlets Their price quote was competitive. Their work was completed on time. The quality of their work was exceptional - there were no seam lines in sheetrock and the knockdown texture was a perfect match. Dennis Prock (the owner) and his team leads were very customer focussed. I would highly recommend Estero Island Restoration & Design. Note: At least 5 of the Owners of the Ground Floor Apartments also used Estero Island Restoration & Design to complete the rest of the rebuild work in their Units."

Small jobs welcome

"Jan and company responded to our project with a quote and details of the process. She understands the process, and attention to details, reviewed the scope and timelines for completion. Her crew was respectful and Meticulous in prep covering of existing walls and furniture. They did not rush the time line to cure and finish. They blended the soffits and ceiling in the kitchen, living rm and dinning rm to make a seamless transition. I would hire them again for any drywall work. VERY professional and excellent in communications."

Popcorn Ceilings questions, answered by experts

Popcorn ceilings have fallen out of popularity due to their outdated appearance, difficult maintenance, and potential health risks. Ceilings installed before the 1990s may contain asbestos, which poses a serious health hazard if disturbed. As design trends have shifted towards sleeker, more modern finishes, many homeowners now favor smoother ceilings that offer a cleaner look and easier upkeep.

However, popcorn ceilings do offer some benefits, such as acoustic dampening and the ability to hide imperfections. Some people also appreciate their retro charm or find them to be a cost-effective option. Ultimately, whether a popcorn ceiling is 'bad' depends on personal preference, safety concerns, and the overall aesthetic of the home.

If your popcorn ceiling is asbestos-free and you are ready for a new look, painting is an option. As long as there is no flaking or other wear, a new coat of paint might be just the thing to refresh the old ceiling. The best way to paint a popcorn ceiling is to use either a paint sprayer or a thick roller to cover the popcorn texture fully. (Do not forget to dust it off beforehand!)

“Note that if you eventually want to remove the popcorn ceiling, a painted ceiling is a labor-intensive job to remove and will cost more,” says Bob Tschudi. “Once painted, the process of removing the popcorn ceiling requires physical scraping as opposed to a spray-and-scrape approach. It’s very labor-intensive, and thus more costly.”

Popcorn ceiling textures can enhance acoustic properties, while their removal or repair modernizes appearance and resolves health concerns from old asbestos.

Most handy homeowners can tackle removing texture from unpainted walls. Removing texture from painted walls is a bit trickier. Paint acts as a sealant, so you can’t soften the texture with water. Instead, you’ll have to add a layer of drywall compound known as a skim coat. This process is messy and takes some practice.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.
