"I have worked with Richqrd several times on Appraisals in the Fort Myers and surrounding areas and he is a true professional. He takes the time at the properties to learn about the property and is always happy to talk through things. I highly recommend Richard and he is one of my preferred appraisers on our vendor list."

"I know a good appraiser from a bad one and I can assure anyone reading this that the 'My Florida Home Appraisal' falls into the excellent category! Having worked with Wojciech now for a couple of years I've found the quality of his work, his professionalism, his integrity, and his reliability, to be second to none. "I met Chuck while visiting one of his listings I found online.  He was very knowledgeable and enjoyable to be around so I decided to give him a call back as I was looking at some other properties.  After that, I spent about a year looking at houses because I am very picky and Chuck stuck with me the whole way and was very helpful throughout the entire process.  I didn't quite know what I wanted but I knew I looking for something very specific that had to be something special.  He probably showed me 30 to 50 houses throughout my search, never loosing patience or interest in my feedback.   He made recommendations based on his knowledge of the area and was happy to show me anything I found on the internet as well.  I often felt like he was just as interested in seeing the houses as I was.  He even worked with my schedule squeezing in showings when we could find time.
My favorite thing about searching for houses with Chuck was that he is very laid back and fun to be around.  He provides the professional knowledge and experience you want from a Realtor without ever pressuring me to make a decision.  I always felt like I was visiting with one of my friends that happened to be a real estate professional and had a key to all the houses.
I finally found a house that I loved and he jumped on it.  Less than a month later we closed.  I had to do almost nothing accept get my documents together for the loan, show up to closing, and move my stuff into my new house.  It's been 5 months now since I moved in and Chuck still keeps in touch and is very helpful with answering any questions I've had about being a homeowner.  He's even stopped by a few times to see how things are going and deliver paperwork so I didn't have to go pick it up from the closing attorney.
I would highly recommend Chuck if you're looking to buy or sell a house!

Property Appraiser questions, answered by experts

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.
