"Great suggestions from Robert on design. Patio turned out beautiful. The crew was very efficient and responsive. Very happy with how the crew completed the job and cleaned up the property. We had additional work done which required a crew person to return to cut the stone to fit the additional work done by another company. The crew person came early in the morning and completed in a professional manner. Although Robert was more expensive than another company we were glad we had them do the work. Would hire Robert's company again when needed."

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.

A sunroom may count toward your home's total square footage or living space if it meets certain conditions, which can vary by local regulations. Generally, for a sunroom to be included, it must be fully enclosed, properly insulated, and equipped with electrical access and a heating and cooling (HVAC) system, similar to a four-season room. It should also meet the same construction standards as the rest of the house. Three-season sunrooms that function more like enclosed porches typically do not count toward the total square footage and are considered exterior living space.
