Land Surveying questions, answered by experts

In Lewes, properties with features like elevated foundations, dense landscaping, or shared access points can complicate a land survey. Irregular property boundaries, multiple outbuildings, or unclear lot lines often require additional time and coordination. If your home has undergone several renovations or sits on a historic lot, a land surveyor may need extra documentation to accurately map your property boundaries.

Helpful?

Your Lewes home is a strong candidate for land surveying if you plan to resolve property boundary disputes, update records for insurance, or prepare for major construction. Properties with large lots, waterfront access, or unclear boundary markers especially benefit from a current survey. If your last survey is outdated or you’re refinancing, a new survey ensures accurate documentation and helps protect your investment.

Helpful?

It’s time to schedule a land survey in Lewes if you’re preparing to sell, planning new construction, or facing a boundary dispute with a neighbor. After significant weather events or before applying for permits, a survey is essential. For the best results, schedule between late spring and early fall, avoiding peak tourist months to ensure easier site access and fewer delays.

Helpful?

In Lewes, homeowners should consider tidal changes, shifting property boundaries due to coastal erosion, and local wetlands restrictions. Surveying near the shoreline may require extra attention to flood zones and soil stability. Seasonal weather, such as hurricane risks or heavy tourist traffic, can affect scheduling. Sandy terrain and high water tables also influence how a land surveyor approaches the project and may require specialized equipment.

Helpful?

Before starting a land survey in Lewes, gather all property records, previous surveys, and your deed. Clear any overgrown vegetation along property boundaries and ensure surveyors have unobstructed access to all corners of your lot. Check for existing easements or restrictions, and communicate with neighbors if shared boundaries are involved. Planning ahead for weather and scheduling will help keep your project on track.
