"The team arrived on time to do extensive work on my basement floor and walls and outside underground drainage issues. They worked tirelessly all day to remove old concrete, lay a new pipe system, pour new concrete, install sump pump, and seals. They prepped the walls and sealed and painted with Loxon paint. Radon seals were included in the redone areas. The outside work included installation of a new underground drainage pipe with pop up exit drain. A rubber membrane was installed behind the house siding. We?ve had several days of heavy rain since the waterproofing work was completed and the basement floor and walls have remained dry. We recommend Basement Gurus to other homeowners experiencing waterproofing problems for dependable and satisfying solutions."

"Alex is a pro, and the team works hard and did a great job. My basement was particularly difficult...apparently the concrete floor was built to last 1000 years and required a compressor the size of a VW to give the jackhammers enough power to break up the concrete. I actually had an agreement with another contractor but kept my appointment with AVG. Once I walked through it with Alex I knew I had gone with the wrong guy and I changed to AVG. I am very glad I did even though they cost a little more than the first company. This is a job you want done the right way."

"We contacted JES due to water flooding in our basement during heavy rain. Jason Gamse was on time, took the time to thoroughly inspect our basement and explain the reasons of our issue. He presented our options and was able to give us a pricing on the spot. We recommend Jason to assess any basement foundation and waterproofing project."

"The required fix required that outside trenching be done and B-Dry does not do this type of work. The representative was very knowledgeable about the problem and apologized for not being able to solve the issue. Very much appreciated his honesty."

Basement Waterproofing questions, answered by experts

The most cost-effective foundation repair is using masonry patches and sealants to seal foundation cracks and offer some support to prevent further damage. These methods are used to fix minor foundation cracks quickly. However, they’re not suitable as a long-term solution, and they only offer minimal stability. On average, masonry patches and sealants cost $500, but a sealant like an epoxy crack injection can total over $2,000. If you’re handy and only looking for a temporary solution until you contact a local foundation repair contractor for a more permanent one, you can save hundreds by DIYing this repair.

You’ll need to reseal the foundation every five to 10 years, depending on the sealant you’ve used, the moisture conditions present in and around your home, and the condition of your foundation. Having a foundation inspection conducted before reapplication can help you catch any problems before you begin resealing. Of course, if you notice any new leaks or other moisture problems at any time, it may be necessary to reseal the foundation sooner.

In most climates, contractors recommend closing your crawl space vents in winter. Keeping them shut protects your crawl space from freezing temperatures, pests, and cool breezes that can lead to chilly floors in your home. However, it's often best to speak with a local crawl space team about your specific design and its relationship to the winter season.

Ductwork sweats due to a temperature difference between the air inside the ducts and the surrounding air, similar to how a cold drink develops condensation in the heat. This sweating is a sign that your HVAC system is not operating at peak efficiency. The best way to keep ductwork from sweating is to wrap it in proper insulation, which also improves your system's energy efficiency. Another option is to close off your crawl space and install a dehumidifier to dry the air and lower its dew point.

Yes, crawl spaces can attract bugs, especially since moisture tends to build up in the space, and moisture attracts pests. A good way to prevent pest infestation in your crawl space is to install a vapor barrier—called crawl space encapsulation—on the interior to seal the space, along with a French drain or some other kind of foundation drainage system outside to keep runoff out of your crawl space. You can also seal foundation cracks and repair damages to cut off access to pests.
