"We hired Dan a few times, and we were very happy. He built railings on our home, first. The biggest job he did was extensive rot repair around our 1938 vintage Cape and on our real estate office adjacent to our home. He removed the rot and replaced with a more durable engineered product. When it came to painting, Dan knew we wanted a "Nantucket" vibe and suggested a beautiful color with soft yellow doors, which is so warm and inviting to our customers! Dan went above and beyond when he surprised us with the addition of post skirts to add a decorative touch to the front of the real eatate office. Dan also did some plaster repair on our old horsehair plaster, and it was as smooth as glass! The best thing about the jobs was that Dan showed up on time, and did not leave to run off to other jobs. He stayed right with it to completion! Very professional. Highly recommend!!"

Framing with metal studs can be significantly faster than using wooden studs, provided you have some experience working with the material. While you can use virtually instant pneumatic nailers with wood, metal requires installing screws. However, because metal is lighter, straighter, usually comes cut-to-length, and doesn't require sorting for the best pieces, you can save significant time using metal instead of wood.

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.

The cost to convert a carport into a garage averages about $22,000, ranging from about $15,000 and $55,000. Additional cost factors to consider include size, time of year, and how much of the carport you can reuse. Other cost factors include the kinds and amounts of materials used, such as:

  • Add insulation: $1 per square foot

  • Add drywall: $1–$3 per square foot

  • Add window: $450–$2,000 per window

  • Add outlets: $75–$500

  • Add garage door: $250–$11,200

  • Enclose framing: $5–$13 per square foot

  • Replace roofing: $1,000–$2,000

There are approximately 5.33 board feet in a 2x4. You can use the board foot calculator in this article to easily find the answer. A 2x4 is 2 inches of thickness by 4 inches of width, so you need to find the length, with 8 feet being the most common. You’d use the calculator here to multiply 2 times 4 times 8, and then divide by 12, arriving at a total of 5.33 board feet.

House framing can be expensive because the materials are pricey, and the job requires a high level of expertise. The more complex the plans, the more expensive the job, but even the most basic frame needs to be installed with high-quality materials and precision. When pricing your home’s framework, remember that a sturdy frame is necessary to create a safe structure.
