Small jobs welcome

"Juan does it all! He remodeled my kitchen and did everything but the countertop installation, but was there to supervise and inspect their work and because he is bilingual was able to communicate with them more effectively than I could. He is very conscientious and does excellent work! Because he does it all you donâ t wait on other subcontractors . I highly recommend Juan of North South East West LLC"

"I am an elderly person and just retired. I called HomeAdvisor and ask for someone to inspect my swamp cooler and see if it is ready to be hooked up. Adrian Vargas came to my home, and he went up on my roof and inspected my swamp cooler. He took pictures of the worn-out and needed repairs. He came down and talk to me. He told me that it is in a really bad ship. He can rebuild it but it was gonna cost so much work, money, and time. He provided me with options and possibilities. he picked out the one that is suitable for me and my situation. He is a very resourceful person and he gets a 5 stars rating from me. He's just excellent. A great communicator. He did a good job. I didn't make a decision yet but he told me the things I could do. They provided estimates free of charge and gave recommendations. He is a wonderful person."

"Dylan installed new 4 inch base molding in our entire 1st floor after we had our hardwood floors refinished and new carpet put down and it looks wonderful! There were many rounded corners and angles to cut and his workmanship and attention to detail was exceptional. My wife and I are admittedly very picky and critical about work that we have done and I can only say we were not disappointed! Highly recommend!"

"We hired Comfair heating and cooling to install our new system AC and Furnace, from the beginning they measured and explained everything in detail and made sure we understand the whole process. We are super happy with the results, just to mention they gave us lifetime unit replacement warranty. We highly recommend this company to friends and neighbours who need their service."

"Communication from Walter is far better than other contractors I've worked with; honest and did what he said he would do, when he said he would do it - a rarity with contractors. (We are in Gilpin County - it's a long drive up here, but he never complained!)"

Subcontractors questions, answered by experts

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

While possible for small projects, professional designers ensure compliance with building codes and structural integrity.

Yes, new home construction will always require building permits, no matter where you live. In most cases, you’ll need a general construction permit, along with plumbing and electrical permits for the utility lines in your home. Depending on where you live, you’ll likely find that you also need permits for things like connection to a sewage system or installing exterior components, like decks, driveways, patios, and curb cutouts. Leave navigating the permits required for new home construction to a professional to ensure your home is built legally and safely.

The cost to draw house plans typically ranges from $800 to $2,700, with standard blueprints averaging around $1,800. For a custom home, the cost is higher, with blueprints often falling between $5,000 and $20,000, and potentially more for very complex designs. Several factors influence the total price, including the project's size, the number of rooms, the type of drawings required, and the architect's experience level. You may also need to pay a structural engineer to ensure building safety, particularly for custom homes.

Above all, the downside to building a new house is a longer timeline. You need several months to finish the build, depending on the supply chain and labor availability in the meantime. Building a home compared to buying one is also more expensive, both in the building process and when it comes to mortgage rates and property taxes.
