"Mr. Lee is a master craftsman. His work on my 100-year-old home was exceptional. He repaired the drywall in my kitchen ceiling to perfection. Mr. Lee also was able to match the Spanish-style plaster work exactly in my hallway. In addition, he tackled a difficult stucco job on the exterior of my home with ease. He arrived on time each day and left the work areas spotless. Mr. Lee was a pleasure to work with."

"

Mr. Dove didn't do the work.  It was two of his employees or subcontractors.  The installation of the wiring, ceiling fan and ceiling light went fine, but the drywall repair wasn't that good.  The texture they sprayed on the walls didn't even remotely match the existing wall texture, so their patch job was obvious.  Also, they didn't reconnect something in one of the outlets so only the top socket worked.  When I notified Mr. Dove, he came out the next day to fix it.  I was impressed by Mr. Dove's professionalism, and would hire him again provided he did the work.

"I called Ceiling Concepts and Gabe came out the same day, he gave me an honest estimate and explained that once he removed the water damage we might find other items that need other attention, he was so honest and his estimate was so fair that I gave him permission to get started that day, I could not believe how thorough he was, he opened everything up and set up fans to start drying inside the walls and returned the next morning to continue, he is very personable and understood my concern of the holidays rapidly approaching. He really impressed me and I would definitely have him return for future work, he also hung drywall inside my garage and textured it to match inside the house! Very impressive! Thank you again Gabe! ☆☆☆☆☆"

"This job was to renovate my home in preparation to sell it in early March. It consisted of a kitchen and 3 bathroom upgrade, flooring and lighting fixture replacement, painting and removal of 3 popcorn ceilings. Beginning the second week of January, the entire job was completed within 6 weeks. When first hired, the principal of Palm Construction carefully tuned in to my specific needs and targeted timeframe, offering succinct suggestions respects colors, style and quality of products used. Specialists in each trade worked cohesively with each other, as well as alongside other contractors that I had personally hired separately for windows and pool replaster. Although I had intended to live in the property during the renovation, I quickly realized that my occupancy was impeding progress, so I made the decision to vacate the premises. This was especially important during the removal of popcorn ceilings which contained asbestos. The work moved seamlessly from the removal of kitchen counters, sink, cabinet doors, appliances and flooring to the demolition of 3 bathrooms. Timely mutual decisions were made about fixtures, mirrors, flooring, sinks, vanities, paint and hardware, allowing the job to progress steadily to reach very precise goals. Along the way, it was determined that the air ducts needed replacing and AC would be a welcome addition to the total job. These issues were discussed and explained clearly and quoted at a reasonable cost - so I decided to add the change orders. Although I had never been involved with a home renovation in the past, I was very impressed with the patience and care taken to communicate with me throughout the entire job. I was a demanding customer with an expectation of perfectionism and Palm Construction was up for the challenge. Beyond the scope of the original job, Palm went above and beyond with finishing touches and little extras here and there. They've come back to help me even after completion of the job, when I needed some additional retrofits for my appliance installation, which was not even part of the original job. I know that I can count on Palm Construction to be responsive and willing for anything that may come up in the future. I learned that they are a GC that you can totally trust and rely on. In summary, I am in awe of the completed work. My friends and neighbors are astonished with the transformation of my home. The end product is flawless and most impressive. My realtor has already offered Palm Construction opportunities for other jobs. My neighbors have asked for their contact information to get quotes. I highly recommend Palm Construction for your renovation work, whether it is a large or small job. During the 6 weeks of this job, I got to know the principal, Guy Yaakov, and his team. Despite the complexities of the job and the incidental issues that came up, the personal follow-through and attention paid to all questions and requests were taken care of expeditiously and professionally. I couldn't be happier, plus, I made a friend. Thanks, Guy!!!!"

"I had a bunch of random jobs I needed done around the house: some noisy ceiling fans, broken door handles, leaky faucets... George fixed everything! Even ran to Home Depot to get the necessary materials needed to replace things. And he was very responsive, professional, and friendly! Couldn't ask for better! I'll definitely be giving him a call again in the future!

Popcorn Ceilings questions, answered by experts

No, not all popcorn ceilings have asbestos, but a vast majority do. The Environmental Protection Agency (EPA) banned its use in 1973, although it still may have been used up through the early ‘90s. But, in general, homes built or remodeled before the early ‘80s likely utilized materials with asbestos. That being said, a professional test is the only way to determine for sure.

Textured walls are a great way to hide imperfections left over by drywall installation, but many homeowners feel like it’s an outdated look, despite there being so many types of drywall texture. And while the textured walls of today are a far cry from the popcorn ceilings and faux stucco of our grandmother’s homes, if you want a more modern look or you want to install wallpaper, it’s time to smooth out your walls.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.

Professionals handle heavy lifting, proper disposal, and recycling, reducing environmental impact.

Knockdown hides imperfections better than orange peel due to its thicker, more varied pattern. The valleys and peaks make flaws less visible under lighting. However, note that knockdown walls will collect more dust and dirt, so be prepared to wipe them away more frequently than you would with orange peel.
