"He made suggestions for prep work since I wanted to do some of the work myself. I followed his instructions then he came in to perform all the difficult work. We had to communicate with my neighbors since part of property is in their backyard, and he was very helpful in dealing with them. We had to lay a trench drain and my neighbors weren't happy. Randy performed in a difficult, emotional situation. I'm going to hire him again for significant concrete work on another portion of my property."

"Work was completed in a reasonable time but work was not done properly which I didn't find out until work was finished. Once large cracks started to develop I researched what should have been done. The ground had not been prepared properly, there was no sand placed between the ground and new concrete, and there were no expansion joints put in, which a long driveway must have in order to not buckle in the summer. The driveway is now full of large cracks from one end to the other and there is buckling between some of the control joints, all because I trusted that the work was being done properly. Fiber was mixed into the concrete but it failed to stop the cracking."

point of the back yard. John and his crew worked every day until the job was done. It took an army of people to do the concrete and put in electrical lighting for a dramatic effect after dark (low voltage lighting). We h ave a plethora of different sage plants--hot lips, Mexican sage, Russian sage as well as flax, Australian Kangaroo paws in different colors and Mexican heather. Our yard is now a favorite of many varieties of birds from hawks, buntings, doves, finches, orioles and several hummingbirds. Even a road runner and California quail visit us! we now have a lovely patio setting as well as the pergola to enjoy all year long.

I believe this job took over 2 weeks or more to complete and the crew was here promptly at 7 AM each morning as promised. We liked the fact that John was here every day as well--he did not give his crew instructions and then leave--he was here to see it from start to finish

John also checked back after everything was completed and showed up from time to time to evaluate how the plants were growing and how the watering schedule was working out for us.

We are happy with the work and get to enjoy this lovely environment daily.

Thanks! John and crew

"This is the third project I've completed with BG--they also did a closet/bathroom conversion and a kitchen remodel on our house. For years, we had a poorly constructed (one-inch thick flagstone) walkway in our front yard. We decided to replace it with two-inch thick stone of a more attractive color. Joseph worked with us to choose a better stone (Arizona Chocolate) at a good price. The stone mason laid down stepping stones from our curb to connect with a new path from our driveway to the front patio. It's not as simple as it sounds if you want to do the job right. Apart from excavating to the depth and shape of the stones, it was necessary to trench the path and install a French drain underneath so it wouldn't get waterlogged. Each stone was shaped individually and fitted with the others. To further protect the work, the stones nearest the driveway had concrete poured underneath. The others had dirt and seed placed between the stones, to create a grassy accent.
The result is beautiful--it makes me smile now whenever I walk up to our house. BG did it's usual quick, reliable, and expert work, on time and on budget."

"I called CXC Contracting because I had noticed uneven floor in one room of the house. Will Crawford inspected the concrete slab under the floor and performed accurate measurements of the house leveling inside and outside the house. Despite the uneven floor, he concluded that the house did not need any foundation repair and that the uneven floor was caused by imperfections of the concrete.slab. He spent a lot of time in my house and provided an objective assessment of the house foundations not influenced by considerations of personal advantage. He provided unbiased recommendations about how to improve the floor leveling. I was very impressed by his professional ethics and technical knowledge. I will certainly trust Will in the future and I recommend him to anybody.

"We could not be more pleased with Montesinos Landscape and Design and have recommended them to other neighbors in our new community. I had an idea of what I wanted but an inability to put it down on paper. Jaime very meticulously measured out our yard and came up with the perfect plan, just as I had envisioned it. He and his crew were always timely and worked hard, all day. When we were indecisive at times, he was patient and gave us the time we needed to make decisions without feeling rushed. Maria did all the paperwork for building permits with the county and with our HOA. They laid concrete, put in artificial turf, border areas for planting, a water feature, put in electricity for overhead lights, and a raised, decorative herb garden/bed. They planted tons of plants for us, including trees, shrubs, climbing roses and ground roses and lots of bedding plants. All have flourished. They also extended our fencing and placed a gate in our existing fence to 'join' our front and back yard areas. Our dog chewed up some of our underground irrigation/pipes which was obviously not Montesino's fault but they replaced it free of charge. We are totally pleased with their work and get lots of compliments on it. We highly recommend Maria and Jaime Montesinos."

Concrete Mudjacking questions, answered by experts

A sinking foundation can be lifted, most often by installing piers to re-level and support the weight of the house. Depending on the cause and extent of the sinking, other methods to lift a foundation include underpinning and mudjacking. Consult a foundation repair pro to determine the best way to lift your sinking foundation.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking, in particular, is sometimes a suitable solution for stabilization issues under slab foundations, but underpinning is often accepted as the best and most permanent solution.

A slurry of cement, sand, and water is injected beneath the concrete to lift and stabilize it.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.
