"Theresa is fabulous from start to finish. She responded to my inquiry right away, discussed our needs and preferences, and immediately began sending MLS listings through her online system so we could do a significant amount of narrowing before traveling to San Diego. We therefore spent the weeks before our trip there narrowing our options and getting to know the market, and she was very attentive to our comments, adjusting to our needs as we moved through the process. Theresa has a great eye for property, and a keen sense of how to adapt to her clients' preferences. She is dedicated and tirelessly worked with our schedule. For example, because of our limited time, she kept working after a full day of looking at property to send us some more possibilities in case we wanted to see something more before heading out of town. Once we were in escrow, Theresa's skills became even more evident as she coached us through all the steps of a careful house inspection and toward a smooth closing. She kept every "t" crossed and every "i" dotted as we hurdled through the mounds of paperwork, and she was always available to talk through any aspect of the process. I can't say enough about Theresa Davis; she is a truly stellar real estate agent."

"They came on the correct day and did the work.  Once they arrived, they called me to say the cost would be an extra $50 because of the square footage.  they were previously cleaned by another company for $100.00.  They left several patches of wet leaves from the gutters on the lawn.

Property Appraiser questions, answered by experts

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

They provide objective, third-party valuation, guiding fair sales or purchase prices.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

Whether a scullery is worth it depends on how much you like to cook and entertain. If you frequently host gatherings—a scullery is likely worth the money. If you’re looking for ROI, it’s not so clear. It may not add significant value to your home, as it doesn’t increase square footage and may repurpose space that a buyer would have preferred to remain as-is (like a laundry room).

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.
