"As a trustee of an estate I am overwhelmed with all of the frustrating hoops I need to jump through, the confusion, the lack of response from different agencies. But one thing went right: the appraisal of real property by Damon. Prompt and reasonable."

"I recently had a property appraised and was very pleased with the entire experience. George was professional, punctual, and thorough in evaluating the home. He took the time to answer my questions, explained the process clearly, and delivered the report within the expected timeframe. He felt fair, detailed, and well-supported by market data. I appreciate his expertise and would absolutely recommend his services to others needing a reliable and objective property valuation."

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

"I contacted US Home Develops for our two stories home remodeling project (kitchen, floorings, open new windows, replace front door, interior door, patio doors, fireplace, retexture, paintings). Belle, the project manger, came out to look at the project, take measurements, provide us the design and pricing/proposal. I had great experience with Belle. She is amazing, on time, very professional and knowledgeable. She explained through the process, listened to what I wanted, took measurements and gave ideas what would look best. She then worked on the design and called me to set up zoom meeting to show us the design for our kitchen, dining and living room. I had a chance to discuss through our project in details with Belle during the zoom meeting as she is very patient and knowledgeable. She put a lot of effort for her customer. She spent at lease two zoom meetings with me (each last about 1 hour) and very responsive. Belle had multiple phone calls with me to answer/address all questions I had. She was also informative about progress to when the proposal will be ready. I received the details proposal in writtings. We have not moved forward yet as the price is border of our budget. Although, I just wanted to share my great experience with Belle, an amazing person to work with."

Property Appraiser questions, answered by experts

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

Yes, the age of your home can impact its value. However, age is just one of many factors that will have an effect. An older home may be perceived as needing more work and maintenance, but if you’ve kept up with repairs or done any renovations, this will increase its value. Buyers will also consider the size of the house, location, and how nearby homes are priced. Lastly, value also depends on whether it’s a buyer or seller’s market.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.
