"I had Mr. James Beggs appraised one of my properties first and see how he does. I needed the step up in basis appraisal done right away so i would have the report before taxes were to be due in April. Mr. Beggs was able to do the appraisal right away, he arrived on time for our appointment to meet with him, explained my options on the appraisals and had the appraisal report within a few days. I was happy that he was able to do it right away and I was satisfied of his work so i requested him to do my other two properties as well. The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump. 

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.
