"We are so happy that we found and used this company. The inspector was very professional, friendly, knowledgeable, and meticulous. He spent over 2.5 hours inspecting the unit we are in contract to purchase, and found numerous concerning issues including mold. He has very specialized equipment, and covered every square inch of the apartment, exterior, mechanical areas.. etc . He even spent extra time answering our questions before, during and after the process. Lastly, their prices are very reasonable, and about half the cost of other quotes I received. If you want top quality, for a fair price, contact them. We?ll definitely be using them again. "

With over 25 years of hands-on experience in the construction, remodeling, and building materials industry, this background brings a practical, real-world perspective to every home inspection. That depth of experience allows potential issues to be identified beyond surface-level observations, with a clear understanding of how homes are built, how systems perform over time, and where costly defects commonly arise. Real estate buyers and sellers benefit from thorough, objective evaluations that support confident negotiations and realistic expectations, while property investors gain insight into condition, risk, and future maintenance considerations. The result is clear, actionable information that helps clients make informed, financially sound decisions based on the true condition of the property.

When shopping around for a Home Inspector, it is easy to be persuaded by fancy websites, credentials, having a contractor’s license (let’s not talk about contractors), and an inspector’s years of experience. Even though a Home Inspector may have 20 years of experience under his/her belt, it does not guarantee that you will receive a thorough inspection (may be the worst inspector with experience?). What should really stand out is an inspector’s undeniable knowledge with certifications and education. Some questions one should ask before selecting a home inspector are, “What is the inspector basing all their findings upon?” and “What does he or she really know?” Here in California, the BIBLE is Title 24 the CBC (California Building Code). Home Inspectors (like myself) DO NOT perform code inspections, but who do you want for your Inspector; someone with years of experience and other credentials that may be insignificant, or someone who is CODE certified just like the city/county/jurisdictional inspectors that come out when you have permits signed off? Yes, I know that California is on a 3-year code cycle and that as of January 1, 2017, GFCI protection shall be provided for outlets that supply dishwashers installed in dwelling unit locations [2016 California Electrical Code Title 24 Part 3, 210.8(D)]. If you don’t understand or are not familiar with the CODES, how can you perform a competent and complete inspection?

"Mike did an incredible escrow home inspection for us. It's common for reviewers to reiterate his thoroughness, which is true, but an element my family appreciated, that we don't see mentioned often, is his thoughtfulness. Considering his inspection can take a fair amount of time, Mike brought with him a cooler full of drinks, snacks, tools, and chargers that he insisted we use at our leisure. Given that home buying experience can be very hectic, we were so appreciative of this as we'd forgotten a few essentials on our way over to the home the day of the inspection, e.g. enough to drink and a tape measure. :-) Thank you, Mike. Should we buy another home in the future, we know exactly who to call!"

Home Inspection questions, answered by experts

The main purpose of a home inspection is to assess the overall condition of a home. It looks at major systems, like electrical and plumbing, and considers the long-term safety of the home. In contrast, a home appraisal sets out to estimate a home’s fair market value, often for lending purposes. At about $350, a home appraisal costs about the same as an average home inspection.

From the underwriter to the home inspector, the team working to help you buy a house is there to make sure it is a sound financial decision and that the house is worth what you're paying for it.

A sale can fall through when a mortgage lender discovers the cost of the home plus closing costs is too high for your current financial status. Another potential issue is that an inspector or appraiser can find issues with the home that halt the sale if the offer is far higher than what it's worth.

Unless you waived the inspection contingency, you can often renegotiate after a home inspection and push for a lower sale price. The seller could reject the new price, offer to carry out the necessary repairs before closing, or offer a seller’s concession, which means they’d take money off the top of the sale price to cover the repairs after closing.

Beyond looking for visible signs of mold in a home, you can tell if your house has mold by undertaking testing. You can hire a local mold testing company to run the test for you, giving you a sure answer. Professional testing is often the best way to determine whether you have mold, as some types of mold may grow in places where you can’t easily see them, such as behind walls.

Regularly in areas prone to moisture or high traffic to catch issues early.
