Customers say: True professional

"This was an appraisal of a older condominium unit in a gated Southern California beach community for a trust administration. Unusual in that Penny did not have access to interior of the unit she had to appraise. She was very thorough in her research of the complex, and inspected a similar unit that was on the market, in addition to reviewing prior sales records and condition of the unit she appraised. Her comps were very good and it was clear that she'd done her due diligence to discern the appropriate sales, given the three different areas of buildout in the complex. She made a balanced and fair valuation of the property which was important for me to have as the Trustee, and reported on her considerations in good detail."

"We needed to have a property appraisal to settle an estate. We had never done this before and were unclear as to what to expect. We contacted Carlton Haugh Appraisal Services and he put our mind at ease and explained the entire process. He answered all our questions, no matter how small and kept us updated along the way. Carlton was a very pleasant and professional person to work with. The appraisal was very thorough, the fee was very reasonable, and the appraisal was done in a very reasonable amount of time. We would definitely recommend his services to others."

"I recently had a family member pass away. My CPA said I needed an appraisal on some properties. Alan was able to help me out with a quick appraisal on a home and he was able to refer an appraiser on a commercial property located in a distant city. His work was fast and fairly priced and his referral to a distant location helped me immensely. I would use him again."

"It went very well. Got three referrals and decided on one. Richard Pease came out at a convenient time for us and was able to give us a detailed appraisal the following day. He was professional, polite, pleasant, and informative."

Property Appraiser questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

Yes, installing a tennis court can be a worthwhile home improvement project that adds value to your property. The potential increase in value can range from $20,000 to $150,000, and in some cases, the return on investment can cover more than 60% of the installation cost. However, the impact on value heavily depends on the size of your property. For homes with multiple acres, a tennis court is often a valuable amenity. In contrast, for homes on smaller lots, installing a court can decrease the property's value because it consumes a significant portion of the usable yard space. It's crucial to consider your property size and the remaining usable yard before proceeding.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.
