"Texted prior to arrival. Performed work quickly and efficiently. Cleaned up all materials. Asked for me to check work and see if my expectations were met. Submitted a bill within original amount of quoted labor. I would ask in the future if said labor costis based on time versus difficulty. I would use Vasile Contractors again."

"John was great! He came out to look at my project and I hired him. He was very thorough on what to expect. He arrived on time to complete the work. My brick patio now looks great. My only disappointment is that he was unable to get a couple of spots off. He didn't realize what the spot was until he came to clean it. Had he investigated a bit more when he came to look, he may have realized that. He cleaned up and wiped off all water spots on patio furniture....very neat & tidy! Great job and very reasonable!"

"Excellent job. Our grout and tile, when we moved into the home looked grungy. We've now been here 10+ years and it looks worse! Carpet Police came in and thoroughly pressure washed and sealed the tile. It looks like new. Great job!"

"I knew my garage floor restoration job would not be easy. The floor was coated with two coats of 11 year old two-part epoxy under a single coat of 8 year old two-part epoxy. The finish had been badly damaged by acid leaks from a defective golf cart battery fill system. I obtained three estimates, each with detailed descriptions of the proposed approach. Burns POWER WASHING Service was clearly the superior, though not the lowest cost, estimate. The owner, Todd Fries, arrived promptly at 0655 with a truck mounted furnace to heat water to almost boiling, a 3500 psi Pressure Washer, and assorted support tools. Moments thereafter two crews, consisting of a Foreman and team member each, arrived. They removed all storage racks, their contents, and other obstructions from the garage and utility room, applied a stripper to the old paint and then laboriously scraped the floor, including 3 inch high curbs along the east wall, almost clean. Pressure washing followed to remove the remaining old epoxy. Next, they applied a primer to the bare concrete and left the job site at 1730 to allow the primer to stabilize overnight. Two men returned the following day at 1000 to apply a protective coating with a mix of three different color chips. The end result is truly impressive. I am most satisfied and strongly recommend this company for similar jobs. James Wm. White, Ph.D., P.E."

Pressure Washing questions, answered by experts

If you’re using water pressure above 2,000 PSI, you should wear a full face shield—at 4,000 PSI, a water jet can easily slice through skin. Always wear heavy-duty, waterproof gloves and rubber boots with metatarsal guards. If you’re working with hot water, make sure your gloves are insulated.

While power washing isn't a requirement before you stain a fence, it can make the job much easier and faster while reducing manual labor requirements. The stain will not work if the wood is full of dirt and dust, so power washing, sometimes called pressure washing, is a fast and effective way to prepare the wood for staining. Remember that you need to stain or repaint relatively soon after the wood has dried so that there isn’t time for dust and dirt to build up again.

Yes, it is important to wash your deck before painting to ensure the paint applies well and adheres properly. While you don't have to use a pressure washer, it is one of the most efficient cleaning methods. Pressure washing can quickly remove dirt, wood fibers, and flaked paint, getting deeper into the wood than manual scrubbing. You can also clean the deck with a stiff broom and a cleaning solution. Regardless of the method, a clean surface is essential for good paint adhesion. Make sure the deck is completely dry before applying any paint.

Pressure washing pros use several factors to determine fence pressure washing costs—and one of the main factors they consider is the fence’s material. The material dictates the required PSI—which, in turn, affects the amount of labor needed for the job.

Contractors may also consider the number of gallons per minute (GPM) needed to pressure wash specific materials. GPM, which refers to the rate of water being released from a pressure washer, helps determine how long a job will take for specific fencing materials.

Yes, you can pressure wash epoxy floors, but you must take precautions to avoid damaging the surface. While most epoxy floors can be cleaned with a mop, you might choose to pressure wash if the floor is stained, has ground-in dirt, or is covered with mold or mildew. To do so safely, first soak any stains or dirty areas with a gentle cleanser. Use a lower pressure setting with a gentle nozzle, such as a green, white, or black tip, or a 45-degree angled tip. Keep the spray nozzle at least 18 inches away from the floor to protect the surface. Using a surface cleaner attachment or a rotary scrubber can also help prevent overspray. Be cautious if using a power washer that heats the water, as the combination of heat and pressure may be too powerful and could damage the epoxy coating.
