The project started off poorly when we tried to get a certificate of insurance from Verafloor for our condo association. Over the course of 2 months, I sent 17 email and text requests, as well as made numerous phone calls trying to get the COI. We would have walked away from the company then, but had already signed a contract and paid a 50% deposit of $6K so we stuck it out.
The project quickly spiraled downhill as soon as they started working. No mapping of the sub floor was done, and no targets heights were marked. Pea gravel was spread as filler in the high areas instead of the low areas. Concrete was poured without any strings nor markers. After three days of work, Verafloor scheduled a final walk-through with our GC was was asking for final payment. The floor was no where near the standard needed as a subfloor. It varied up to 3" in height within an 8'span throughout. The heights of the floor varied throughout and exceeded the maximum target height in areas. The industry standard for a flat subfloor was no more than 1/4" variance in a 10' span. The contract stated we would get a level floor, we would have accepted a flat floor but couldn't accept on with such variances. Our GC and we suggested he rip up this concrete and start over (in hindsight we should have insisted on that). Instead, we agreed to allow him to grind the floor down and then re-pour the floor.
We never imagined the crew would be grinding down the concrete for 2 months. They hauled away 21 bags of concrete dust. When they were ready pour a level floor again, we asked him to do one room as a test to demonstrate his crew had the technical skill to pour a flat floor. This time they used strings and marked the target height...and poured a flat floor. Unfortunately, they measured incorrectly and placed the target strings 1/2" below target on one side and 1/4" below on the other side of the room. Even though they failed this test, we agreed to allow one more attempt to get a flat floor. This time they didn't use markers or string, and just eyed it. When we evaluated his finished product, the floor was once again not flat to the subfloor standard. We even invested in an $500 laser floor measurement tool to confirm it was not within the standard.
At this point, our project was more than 4 months behind due to a the floor work that should have only taken 1-2 weeks. We found several independent flooring and concrete professionals to assess the situation, and all agreed the floor was not acceptable. Rather than go to arbitration to recoup our costs and risk further delays, we decided it would be best to call it quits and allow Verafloor to keep the deposit. We then found a different professional who could fix the floor in its current state. I know Verafloor a lot of money on the deal, as they poured, ground, and hauled away a lot of concrete. But we lost significantly more. With the cost of the initial deposit, replacement floor contractor, and 4 month delay, we spent more than double of the original $12K budget."},"url":"https://www.angi.com/companylist/us/il/chicago/verafloor-systems-inc-reviews-188675.htm"},"position":3},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Perez Concrete Service Inc","address":{"@type":"PostalAddress","addressRegion":"IL","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Janice N."},"reviewBody":"
I must start off with saying that the work Jose did was replacing a bad concrete job done by another contractor last November. Within a month, that concrete was cracking, peeling and chipping in numerous spots. By spring, I stopped counting the cracks and my husband & I decided to have the work redone.
On his first visit for an estimate, Jose was able to point out various things that were wrong with the quality of the cement and the look of it. As we suspected, the previous contractor cheaped out on the quality of the cement and in some spots the thickness was only 3" instead of 4". He went into detail on where the joints of the cement should be put, which concrete companies he uses and how concrete is mixed at the factory. He described in detail what the work would look like when finished. We read all the reviews on Perez Concrete Service and also checked Chicago BBB.
Jose's job went very well. He and his workers arrived on time. After Jose instructed his workers he went on to another job. Mario was the supervisor in charge of our work but Jose was available for any questions or concerns. All of the workers were very professional, polite and knew their jobs. Any questions or concerns were addressed immediately. The job took about 4 days including drying time. Clean-up was good too. Patricia from Jose's office is also in touch with you frequently throughout the process.
Jose requested $200 initial payment to hold a date on his calendar once you decide to go with him (so you're in the line of jobs to be done). On the 1st day of work, we gave him a check for half the cost of the contracted work (used to purchase the concrete) and the remainder was collected on the final day of work. I'm including this just so you know the entire process.
In addition, we had Jose seal our concrete about a week later for an additional $350. So the breakdown of the $3230 was $2880 for cement work and $350 for sealing. I consider the total price to be very reasonable for the amount of work done. We did have two other contractors out from Angie's List but went with Jose because of his knowledge and attention to detail.
Patio and sidewalk look great and the sealer seems to be doing it's job. We can really see a big difference between last year's work and the work Jose did. Now I don't mind going out in the backyard and looking down at the concrete patios. The jury is still out on how it will hold out during the upcoming winter but Jose said it should be fine.
We would definitely use Perez Concrete Service again.
Roland and his staff are excellent people to work with, they did a fantastic finish on our concrete floor. Roland was very attentive and made good effort to deliver a result that exceeds our expectation. I highly recommend them.

They were very polite whenever I went outside to check on things and they were neat--no cigarette butts or even smoking in my yard. The yard was free of any trash or debris when they left each day (2.5 days of work). They checked in with me to tell me what they would be doing the next day and the timing.
They also carried tools and such up from the street (I;m on a hill) so all their trucks didn't block the neighbor behind me--we're in a funky neighborhood with old houses close together and limited parking.
Their price didn't change even after snow and ice thawed - I have a shaded yard near the mountains that doesn't thaw often in the winter and they couldn't see how difficult it was going to be working around all my decorative rocks. But they didn't complain or modify our original price or plan.

"After receiving several estimates for the work ranging from $2,500 to over $15,000, I decided to proceed with JC & Son Masonry. Greg provided the initial estimate and his attention to detail, professionalism, and friendly / low-pressure demeanor impressed us from the beginning. He spent an hour walking around the property and noting the areas needing repair, took many pictures, and explained the scope of the work. He provided a detailed estimate with pictures and also made some helpful recommendations to address a drainage issue near our garage. When the time came to perform the work, Greg and his brother, Jake, sent their crew of skilled professionals, who showed up early every day exactly when they said they would, worked long hours (even in the summer heat), and did quality repairs. After the repairs were completed, Greg performed a "quality control" walk-through and noted a few areas needing touch up, which his crew promptly addressed the following week. I am very happy with work and would hire JC & Son Masonry again without hesitation. Greg and Jake run an old school (in a good way) family business that takes pride in performing quality masonry work. Highly recommended!"

"Starting with the estimate (which was comparable to the other estimates I got), Gibran spent more time discussing exactly what I wanted and needed: the old walk was narrow, did I want it widened; squared off or rounded out where it met the garage slab; raising the back walk slightly to eliminate the extra, shallow step at each end; and most usefully, how to work around the 100 year old catalpa, that had lifted and broken the old walk, between it and the house. We ended up adding a curve to the walk, just by the tree, giving it extra space without disturbing the existing tulip bed on the other side of the walk along the house. He and his crew worked quickly and neatly, and did a very nice job. The new walks meet the city sidewalk and garage slab evenly, the curves are smooth, the tree has room, the tulip bed and ivy along the house weren’t disturbed, and now it’s much less of a pain to shovel snow than it used to be! As a bonus, landscaping was not part of the contract, but Gibran found a source of black dirt for us, and when there was a delay (while waiting for the city inspector) after the forms were in place, he and his crew spread the dirt needed to regrade the yard for us, rather than just sit around. I’m very pleased with the work they did for us, enjoyed working with Gibran and his crew, and would definitely recommend 5 Star Concrete & Construction."

"They were a great company to work with... friendly, courteous, and accommodating. I had a front porch leaning away from the house (from settling), and a walkway leaning toward the house. They patiently answered all my questions, and did a professional job. The new porch and walkway look great and I'm very happy with the results. They told me to apply water to the new cement for a week to prevent cracks. I had never heard of this before, so I'm glad they mentioned it. My only regret (which was my fault, not theirs) is that I didn't put tarps over my groundcover and part of the lawn to avoid having to pick out small pieces of cement. I don't think any contractor does this, so again my fault, but just something to consider for anyone having work done and is picky like me."

"Mike, Eddie, and their team were great. From the beginning communication was easy and Mike was easy to get ahold of when we had questions regarding materials and details in the estimate he sent us. We actually had them quote us a few years back, but had to hold off on the work due to multiple home repairs. They gave us a new estimate, for a small increase, which I really respected given the 4 years that had passed and the amount of work they had on their schedule. We had a couple of other companies come out and quote us and E & B gave us a middle ground price, but with plenty of detail to back it up. We ended up deciding to do composite deck floorboards with a wood railing. After they began demo my husband realized that even though we had planned to hold off on having our back sidewalk re-poured to slope away from the house it wouldn't be possible since two of the staircase footers would have to sit on top of it. We asked if they could add give us an estimate on one sidewalk from the back of the house to the alley. After some back and forth on the height and slope of the sidewalk, they got started on that the next day. We also decided that we might as well replace our sliding door that has been giving us issues and Eddie ordered that immediately for us. Everyone was respectful about our space, worked hard, and whenever we had questions they stopped work until we had it resolved. They cleaned up after themselves and made sure to come back to finish up a few minor details. They also came back two weeks later when the sliding door wouldn't lock. They didn't leave us hanging after the majority/all of the job was done, which had happened to us once before. I trust them enough to work with them again when we're ready to tackle the next thing on our bungalow fix-it list."

No, stamped concrete is extremely durable and relatively easy to maintain. To keep your stamped concrete clean and help prevent staining, you should sweep any debris off it regularly, like you would with any other hard outdoor surface. You should also plan on resealing the concrete about every four years, which is about the same timeline you’d expect from pavers and natural stones.
The average cost of stamped concrete is around $12 per square foot, but you might pay anywhere from $8 to $28 per square foot. The average 12-foot by 12-foot patio costs $1,730 on average. Your exact pricing will depend on the patio’s square footage, the condition of the area where you want to pour the concrete, the desired stamp pattern, concrete coloring, concrete grade, and local labor prices. Don’t forget to budget for extra costs like land preparation and additional concrete fortifications if necessary.
Adding a stamped concrete patio is an affordable way to bring some elegance into your backyard entertaining area, which could add to your home’s value. Provided your stamped concrete patio is installed by a local stamped concrete professional, the patio should last for 40 years or more, and prospective buyers will likely recognize value in that longevity. Keep in mind that permanent patios like concrete slabs will likely raise property taxes, but the added value is usually well worth the investment.
Many concrete companies that handle installing concrete slabs or standard concrete patios can also install stamped concrete, but you can also hire a company that specializes in stamped concrete. These textured concrete surfaces take some finesse to get right, and choosing a company that concentrates on stamped concrete patios and walkways is a good way to ensure the finished product looks top-notch. Additionally, specialists in stamped concrete will likely have more texture options that suit your preferences, like riverstone, sandstone, yorkstone, and cobblestone.
It’s possible to create stamped concrete yourself, but we don’t recommend it and it’s often not cost-effective. It’s easy to mess up the pattern of a stamped concrete patio or walkway, leaving you with an unsightly home exterior rather than the elegant solution you wanted. Any mistakes made during the ground leveling and concrete pouring process will also increase the risk of cracks forming on your concrete. Additionally, buying enough stamps to get the pattern in before your concrete cures can cost as much as hiring a professional to do the work for you.
