Any item that can hold on to moisture and encourage mold growth should be discarded and replaced following water damage. Upholstered items, such as armchairs and couches, and soft items, such as mattresses, usually must be thrown away once they've taken on a lot of water. Soft furniture is difficult to dry out, creating an inviting environment for mold.

You may also need to replace hardwood furniture following water damage if you're unable to fully dry it out. If you have appliances and electronics that have been fully submerged in water, particularly sewage, you'll need to replace those, too.

Typically, only a high-efficiency water heater with an inducer fan can be vented outside the house. Otherwise, your water heater needs to be installed on the inside and vented through the roof. However, certain areas may allow a standard-efficiency water heater to be vented outside. Check your local building codes to be sure.

If your system is not vented properly, you could experience what’s called backdrafting. Backdrafting is when your ventilation system isn’t working as it should, and instead of releasing gases outside, they get trapped inside your home. 

Gas and propane water heaters create a few types of combustion gases, but the most dangerous is carbon monoxide. If there’s too much build-up of these gases inside your home, it can lead to carbon monoxide poisoning.

Every city and state will have its own set of installation codes and laws. Some won’t require you to obtain a permit before replacing your water heater, though we recommend you do, regardless of the local codes. On the other hand, some cities and states might require secondary permits for plumbing and electrical work related to the installation. Check with a local water heater installation company and local building codes to confirm which permits are required and what the specific laws are.

Tankless water heaters are more expensive than those with a storage tank, but they come with some impressive benefits that most homeowners find worth the higher investment. Most importantly, they provide unlimited hot water, so you’ll never run out like you would with a storage tank. Tankless heaters are also more efficient, so comparing gallon-for-gallon, you’ll spend less on hot water with a tankless heater. Tankless water heaters are also smaller, require less maintenance, and tend to last longer than storage tank water heaters.
