"In need of a new storage shed, my husband and I contacted numerous companies for estimates. It was challenging to find one company that would do it all....demo, custom design and build. To our good fortune, we found AF contracting. We have lived in our home over 25 years and have employed a number of contractors to make significant interior and exterior design changes. We have never experienced the level of cooperation and satisfaction that we did with this company! Barth and his crew were trustworthy, knowledgeable and considerate. They far exceeded our expectations. Not only that, they respected our property and cleaned up daily, as if it was their own! We are so thankful for finding this team! Between the crew members, Barth, Allison, John and Spencer, they demonstrated a high degree of technical skills! AF Contracting will be our FIRST phone call for future projects!"

Sunrooms and Patios questions, answered by experts

While there is no one size that’s considered best, the sunroom size that’s best for you will come down to the size of your home and how you want to use your sunroom. Smaller sunrooms under 120 square feet provide a nice semi-outdoor sitting area, medium-sized sunrooms between 120 and 200 square feet can house an outdoor dining area and a small area for additional seating, and large sunrooms over 200 square feet can serve multiple purposes and even include an outdoor kitchen.

Yes, sunrooms often add some value to a home, but the amount will depend on the design of the sunroom itself. Fully insulated four-season sunrooms, for example, include enough protection from changing weather that they will be included in the total size of the home and will contribute to value accordingly. Something like an Arizona room or a solarium will also boost home value in most cases, but you’ll see a much lower return as they don’t contribute to legal living space.

The life span of your solarium will depend on the materials used and how much wear and tear the room experiences from the inside and from the outside due to weather. On average, you can expect your solarium to last anywhere from 10 years to 50 or more. In rare cases, such as with old estates, solariums can last over 100 years.

A screened-in porch can add value to your home, but it won’t count toward the total square footage at an appraisal or when it comes time to sell. A screened-in porch is not fully enclosed, usable year-round, insulated, or heated or cooled, so it doesn’t meet the requirements of livable square footage in most locations.

Generally speaking, yes, enclosing a patio to create a sunroom will add value to your home, as you’ll be increasing your square footage and adding utility to the space. The average ROI for enclosing a patio is around 70%, which is higher than many other home improvement projects. The value you get from creating a sunroom on your patio will depend on several factors, though, like the quality of the materials you choose, the extent to which the space is finished, your remaining yard space, and more.
