"Working with Mahive was a pleasure. She provided detailed 2D drawings and beautiful 3D renderings and Commercial Building Permit. Any questions I had were answered quickly. She was able to come up with multiple options for a bathroom space which is very limited in space. Her 3D renderings were very helpful in assisting me to make decisions. Great knowledge about county codes and requirements. We got our permit in 2 weeks and they did drawings for 2 weeks. In a month she completed my whole work. I wouldn't hesitate to work with Mahive again, it was a wonderful experience."

"I was looking for someone to handle blueprints and engineering for a home in the Florida Keys. Having built homes before, I’m familiar with the process and already had some sketches with a few changes I wanted to make. I found Evolution Drafting online, and Kristine walked me through everything clearly. Lindsey was assigned to my project after a quick introduction and a follow up she was AMAZING to say the least! The initial drawings were excellent, and any changes I requested were completed within days. Compared to another project that took nearly a year, this was incredibly fast and detailed. My wife and I are very impressed. I highly recommend Evolution Drafting LLC—ask for Lindsey on your project. Truly top shelf!!"

Small jobs welcome

"Good quality, efficient & timely, and good value. Barry is very good at what he does, he is easy to work with and is also able to understand complex projects. He was a great help in getting my design out of my head and onto paper. There is no job to little or to big. RockDale Drafting can produce drawings for new construction, interior alterations, sheds, garages, and decks. He was also very helpful to accommodate changes."

Structural Engineering questions, answered by experts

Whether you’re building a new home or building an extension on your existing property, you will likely need both a structural engineer and an architect. A structural engineer will determine what loads your foundation and framing can safely handle, and an architect will draw plans according to those structural calculations to simplify the building process. You can start by contacting a structural engineer near you, as many work alongside architects and can get all of the prep work done at once.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

A few hours for inspection, with a detailed report following in a week.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
