I will examine the structure, systems, and components of the home. Your home will receive a thorough inspection inside and out, from the foundation to the roof. I find problems that are not apparent to the naked eye and make sure your family is safe. You are encouraged to attend your inspection so I can describe my process, explain my findings, educate you about important maintenance items, and answer all of your questions. Your report will include detailed descriptions, and digital photos of any defects I discover. You will receive your report via email within 24 hours (with a hard copy available upon request), and my job isn’t finished until you understand everything in it.

Home Inspection questions, answered by experts

An attic inspection checklist for inspectors can include many things, like signs of water damage and pest infestation, structural issues, damage to insulation and roof decking, air leaks, opportunities to boost home efficiency, and HVAC duct and air handler inspections. If your attic is finished, your attic inspector might also confirm that all of the work was done according to local building codes to ensure your space is legally finished.

As a home seller, you may want to conduct a pre-listing home inspection to help you finalize a fair asking price for your property. In most cases, though, the homebuyer pays for the inspection. This allows them to make an informed decision before proceeding with any purchase. The inspection is done before the deal is closed, and the buyer pays the inspector shortly after they submit their report.

Experts suggest your HVAC system should be inspected once per year. If you’re buying a new home, it’s also a good idea to have the house’s HVAC system professionally checked before the final sale. For HVAC systems older than 10 years, it’s recommended they are inspected twice per year. If you suspect a problem, you should schedule an inspection, even if you’ve already had one this year.

Typically, a home inspection takes about two to three hours, depending on the size of the home, the complexity of the layout, the various structures and features, the age of the home, and the condition of the home. During the hiring process, ask your potential home inspector to review the specifications of your home and provide an accurate time estimate for the service.

Most areas require both a building permit and an electrical permit for the installation of a home wind turbine. You may also need zoning approval, especially if your property is in a residential neighborhood or near protected land. Inspections are needed after foundation work and upon completion of electrical connections. Permit costs can range from $100 to $1,000, depending on local regulations and project complexity.
