Keep in mind that we contacted them on a National Holiday and got a return call! Russ Cox, a great representative of the company, came at the appointed time and went immedidately to work. He spread out protective coverings for our carpet and firstly vacuumed the entire firebox. He took the firelogs out and redistributed the rocks and put down fireproof sand under the logs. He informed me that the last person to use the fireplace had moved decorative rocks in the wrong position. He quickly got the pilot light lit and we had a nice fire. He arrived at 11:10 and by 11:30 the job was finished. We are now toasty warm! We will use him in the spring to install insulation in the chimney....

Within 4 days we selected our home and negotiated the contract, with a close date of 7 weeks out. We went home, rented our house, and contracted with the moving company for our pack, ship, and deliver date for our NC to WV move. It was downhill from there. Two weeks later the seller wanted to push closing back 3 weeks. With our current home rented and the movers scheduled we said we could not accommodate this change. Still hoping to push back the closing date, we were contacted with an offer from the seller?s realtor to ?put up PODs on the property where you can store your belongings.? This offer so as to accommodate an extended closing date for the seller; we were ?strongly? encouraged to accept this offer because if we didn?t we could ?end up in litigation?. Sorry, the PODs option did not appeal to us, and still didn?t answer the question of where our family would life for the additional 2-3 weeks. No amended contract was offered or signed.

I thought that realtors the caliber of Coldwell Banker would have been well-versed in a VA mortgage transaction. Though the appraisal was completed in time for our closing date, it didn?t happen quickly enough to suit the parties involved. As a result we received several intimidating emails from the seller?s realtor forwarded to us thru our realtor to the effect that ?if this (appraisal) doesn?t happen soon then you?ll have to push back closing ?? etc. With the appraisal completed 9 days before closing we thought we were in the clear. No such luck.
Six days before our close date, and as our household goods were literally being loaded on the moving truck, we received an email forwarded from Dave Hoffman of Coldwell Banker with an addendum to our contact saying that the sellers could not make the closing date and they would have to push the date back another 2.5 weeks. No call, no other contact from either realtor. Just an attachment that we were asked to sign agreeing to this change. We were informed ?? They (the sellers) just can?t make this close date. If you want to push the issue you?ll end up in litigation and that will take even more time ? you should be thankful it is only 2.5 weeks because the sellers wanted more time ? ? With our home rented and our belongings shipped they pretty much had us backed into a corner ? and they knew this and took full advantage. We had no place to live and had to face the prospect of finding an apartment and starting the house search over again, or accept their terms (more like ultimatum!).
The inconveniences and costs incurred as a result of additional living expenses and job accommodations are too numerous to mention. The sellers refused to discuss, let alone compensate, in any of these areas; and our realtor made no efforts on our behalf. Adding insult to injury, when we had the walk thru (the morning of the closing) we were quite disappointed. This is a beautiful, well built home. But the owners left it a mess, to include urine stained carpets everywhere (no carpets were cleaned) with broken miscellaneous furniture and decor they left behind ? anything they didn?t want. Pictures and décor was removed from the walls leaving nails, hooks and, in several spots ? large holes ? in the walls; nothing was patched or touched up. Again, what were we to do? ?. We?d spent enough $$ and waited long enough to close, and they knew they could do this. At this point, we dug in and spent the weekend cleaning their mess before our furniture was delivered on Monday.
This whole transaction reeked of the most unprofessional behavior we have ever experienced with a realtor in any state ? it was appalling.
Beware before dealing with either of these realtors: David Hoffman, Coldwell Banker Premier Properties, 116 E. German Street, Shepherdstown, WV. Joe Shepphard, Tim Hafer Real Estate, 303 Foxcroft Avenue, Martinsburg, WV. (We have detailed our experience with this firm on Angie?s list as well.)
