There should be small gaps between your roof and the walls of your home, and other buildings. These small gaps let building materials shift, expand, and contract with weather and other outside forces, and they prevent moisture from wicking down walls from roofing and gutter systems. Technically speaking, yes, verbal agreements and “handshake deals” can be legally binding contracts that will hold up in court, but the suing party will need to be able to prove that the parties entered into the contract. Even though verbal and handshake deals can be binding, it’s risky to rely on these types of agreements for anything, including roofing projects. Always aim to get your contract in writing, and make sure it includes all terms and that you don’t agree to additional terms that don’t appear in the contract.

Homeowners insurance does not usually cover roof soft spot repair. Since this damage is usually caused by wear and tear and often found on aging roofs, your insurance claim will likely be rejected. If a soft spot develops due to damage from a storm, repairs may be covered, but in general, expect to pay out of pocket for soft spot repairs.

The purchase price of 3-tab shingles is less than that of other material varieties, such as architectural shingles. However, 3-tab shingles generally last far fewer years than even the least expensive architectural ones. Other roofing types, such as metal or clay, also cost more than 3-tab shingles. However, if you plan to stay in your home for many years, the long-term cost of any of these options can compete with 3-tabs because of their longevity.
