"We pay yearly but we have this is included with our rental property. They are pretty good on most things. We had a hot water heater replaced and they did an excellent job on that. They are very quick on their response. They dont come out here. It is all done on the internet.  I just like the idea that one time service charge is so much better than trying to hiring someone to come in. It is more about convenience. It pays for itself."

If your system is not vented properly, you could experience what’s called backdrafting. Backdrafting is when your ventilation system isn’t working as it should, and instead of releasing gases outside, they get trapped inside your home. 

Gas and propane water heaters create a few types of combustion gases, but the most dangerous is carbon monoxide. If there’s too much build-up of these gases inside your home, it can lead to carbon monoxide poisoning.

Most hot water heater manufacturers recommend replacing the anode rod about once every three to five years. Anode rods sacrifice themselves by collecting iron, limestone, and other minerals that would otherwise corrode your hot water heater tank. This abuse wears them out long before your water heater does. Check the rod when you remove it and replace it if more than 50% of the metal has been consumed. Check the rod more frequently if you have hard water or use a water softener. 

Venting a gas water heater out of the roof is preferable in most cases. Heated exhaust gases naturally rise, so a vertical vent pipe is efficient. If you’re trying to vent through a pipe exiting a wall, the angle of the pipe may be more horizontal than vertical, making the venting system less effective. If you go through a wall, you may need to add a fan to ensure a successful expulsion of the gases outdoors.

You don’t have to replace expansion tanks at the same time as your hot water heater. You may be able to go six to 12 years or more before needing to replace your expansion tank. At $150 to $450, hot water heater expansion tanks are usually much more affordable than the cost of hot water tanks themselves, which average about $1,190.

Traditional tank-style water heaters typically last between 8 and 12 years, though the range can be as wide as 6 to 15 years. Within this category, gas models often last 8-12 years, while electric models may last 10-15 years. In contrast, tankless water heaters have a significantly longer lifespan, often lasting up to 20 years or more. Factors like heavy usage, hard water, and sediment buildup can shorten a unit's life. To extend its lifespan, it is crucial to perform regular maintenance, such as flushing the tank annually and scheduling professional inspections. If your unit is over a decade old and shows signs of rust, leaks, strange noises, or inconsistent heating, it is likely time for a replacement.
