"Good work in general; our basement no longer sees water for over 3 years now, which is the most important thing. But there were some real issues: The biggest issue is that USW did not adhere to local electrical codes, and did not arrange for a final inspection of the project. So we didn't find out that it wasn't to code until years later, and now it's a big hassle and minor cost to fix and get the permits. Ask your local gov yourself what you need to do for permits and inspections; don't rely on USW! USW said they would seal any foundation cracks found along the way; they didn't do this until I bugged the warranty dept about it (but they did do it eventually). USW sent someone out for the "annual checkup"... over 2 years after the install. It's a good thing they (eventually) did, because they discovered the backup battery wasn't charging. Now I know to check this stuff better myself. Prices also vary wildly and are kind of negotiable (I'd give more detail but I'm out of space)"

"We had a small leak that only happened in severe rainstorms. Instead of diagnosing this problem the salesperson wa ted to sell us their complete system. They painted a picture of a poorly constructed basement with many problems. We resisted but finally agreed this was s mistake, because the only problem found after tearing up our basement was a dead sump pump and maybe extra weep holes could have been put in the crock. The original basement drainage system was correctly installed to code. Now our perfect basement floor has permanent scars and we are still fighting the concrete dust leftover from the project. The workers also damaged our vinyl siding and stained it with some type of solvent when cleaning areas that were marred during work. They are probably solve severe basement problems, but we were definitely “oversold”. We made a regrettable error in trusting their expertise."

At Balsitis Contracting Inc. we pride ourselves on many things, including transparency, open book billing, extreme attention to detail and providing the highest quality product that fits within the client’s budget. Our team consists of individuals in the office that have worked previously in the field and in various aspects of the industry. We also have two separate five-man in-house carpenter crews that have well over two hundred years of combined experience with custom home building. Honestly, we can say that we have the best employees that a general contracting firm could ever ask for. We assure that our subs themselves deliver the same quality and attention to detail that we ask for from our own employees. In closing, we let our work do the talking for us, as we are not the type to pat ourselves on the back, but instead spend that time to give you a product that you can be proud to say that Balsitis Contracting Inc. built.

"It went well from the beginning to the end. they were very knowledgeable , understand what their r doing, it was not just telling us what they will do, they demonstrated how and what they will do and we were happy."

House Leveling questions, answered by experts

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

It depends on the location of the home and, more particularly, the region’s climate. For example, a Florida homeowner can rest assured they won’t lose money at resale if their home doesn’t have a fireplace. However, buyers in Minnesota or other northern states known for frigid winters might offer a lower price if the home doesn’t come equipped with another way to stay warm.

You'll likely need more than great home staging to sell your home. Now is a great time to get to work on the curb appeal of your home . Hire local exterior painters and landscapers to coat the exterior of your home and bring it new life with some sprucing up.

The main factors to consider when staging your home when selling are your budget, number of rooms to stage, and how long to keep the staged setup. Since home staging costs about $600 per room when using professional services, you may want to only stage the rooms that are most important to potential buyers, including the kitchen, living room, and primary bedroom. You should also consider which repairs or updates are necessary before staging your home, such as painting interior walls, carpet cleaning, and refinishing hardwood floors.
