"The former sweep retired/sold the business. We had him clean our chimney a few years ago and he was ok. This new gentleman is fantastic, very thorough, very professional. His work was much more than we expected. You could tell he really enjoyed and took pride in his work. Excellent work!"

Given that homeowners usually upgrade to architectural shingles in areas that come with a higher risk of roof damage, scheduling a roof inspection to determine your roof’s remaining life is a good idea.

If you’re building the roof trusses yourself, which isn’t recommended, it will be more affordable than buying pre-built trusses. Trusses cost more because they use the same amount of material, but you’ll also be paying for the labor, as well as the delivery to your home. However, if you’re having a contractor build the roof for you, then trusses will be less expensive, as the labor costs to build roof framing on-site will cost more.

Ideally, you shouldn’t pay your roofer upfront unless you’re special-ordering materials. However, anything between 10% and 15% of the project’s cost is reasonable to pay upfront. Avoid making a final payment until after the roof gets completed.

It’s possible to install solar panels on a tar and gravel roof, but it does increase the risk of roof leaks more than installing solar on a sloped roof would. Flat roofs pool water in heavy rain and hold onto snow longer than sloped roofs do, so all aspects of the roof will be exposed to moisture and water more readily. Adding roof penetrations to install the solar racking system will increase that risk further.

You can technically put new roof sheathing over old, but it isn’t recommended. Firstly, it isn’t hard to remove sheathing. Secondly, when you install new over old, you trap whatever moisture is in the older layer. This can cause problems later on, especially if you have a humid house. Another reason not to add new over old is the weight factor. Finally, when you cover an old layer, you lose the ability to inspect it for damage, rot, or mold.
