The difference in the thickness of the roofing material thickness played a major role (which I was not advised of beforehand), but when I expressed my concern I was advised (by the company owner) that the problem was “under control.” In point of fact, the owner did return to address the problem that resulted as a result of the initial gutter installation by his crew. However, I spent the last weekend of September in resolving a problem I later noted at the interface between the gutters and the vertical downspouts servicing the gutters at the northwest and southwest corners of the house. At the southwest corner, there was only a single sheet metal screw holding the gutter to the transition piece between the gutter and the downspout and there was a large opening present in the transition piece. In point of fact, both downspouts were non-vertical and had been haphazardly reinstalled. Some effort was required to realign the downspout and to effect a more permanent connection between the transition pipe and the gutter and to fasten the downspout to the house. The most difficult problem occurred at the northwest corner, again at the interface between the gutter and the downspout. I had pointed out the skewed angle which existed after his crew had completed the roofing, but the owner insisted that it had not been done by his work crew. I did not dispute this statement at the time, as I had not actually observed them working on this gutter. However, upon closer inspection I found that the vertical downspout had been moved from its original position and that the transition piece had been physically jammed into the downspout. In point of fact, the downspout was plugged with debris when I removed it (I have documented this with photographs). Next, I found a major problem that resulted from moving the entire gutter about an inch eastward, causing the opening cut into the bottom of the gutter not to be aligned with the west facing exterior wall. I addressed this problem and reinstalled the various components so as to make the downspout both functional and physically stable. In total, I spent some 15 hours engineering and re-installing these downspouts and permanently securing them to the gutter and the downspouts. Assuming a rate of $50/hr labor for my time, the cost of addressing these downspout issues was estimated to be $750, not including materials. I am sure it would have been considerably higher if I had contracted the work out to a commercial firm. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years.
